OVERCOMING OBSTACLES PROBLEM: In preparation of removal of bearing wall, how do we transfer the second floor load for a flush beam? SOLUTION: We dug a hole in the basement foundation to add a 14 x30 x30 concrete pier and lally column CARRYING THE LOAD: ½ steel bearing plate was used to minimize the size of the column supporting the beam NEW FLUSH BEAM: Concealed within existing ceiling joists Packed out kitchen window wall to run mechanical & Insulation added with R-value that meets current code PROBLEM: After removal of bearing wall, walls were not in alignment. SOLUTION: We packed out wall to create a continuous new range accent wall. Mechanicals Relocated
