Elmdown Farm This enchanting Grade II family home of great character was originally two game keepers cottages built around the 16th Century, belonging to the Parmore Estate. The original cottages were built of brick and flint under a tiled roof. Substantial extensions were undertaken, predominantly in 1995, by the current family. The property s character has been retained and the property re roofed and a rewiring project undertaken; the original leaded light windows remain. The gardens have been landscaped by Michael Balston, and the house has been the subject to a number of television programmes including Midsomer Murders. There is potential to convert the 18th Century listed barn which forms an attractive enclosed courtyard into the main body of the house.

Situation Lying in one of the most desirable picturesque valleys on the borders of Buckinghamshire/Oxfordshire in an area of outstanding natural beauty some 500 ft above sea level and only 45 miles from London. Elmdown Farm is set in an idyllic rural setting with the most glorious views across the valleys and open countryside, and approximately 2.5 miles from the village of Hambleden. The village has an award winning village shop/post office, The Stag and Huntsman public house, and a 12th Century local church. Henley-on-Thames is 6.5 miles distance, famous for the annual Royal Rowing Regatta followed by the Henley Music Festival. There are also a number of boutique shops and restaurants. Marlow, 5 miles away, is equally convenient and has a delightful high street flanked by shops, public houses and restaurants. Schools for all ages are well catered for in both the independent and state sectors.

Licence No. 100021721 Gardens and Grounds The property is approached through an electronic 5 bar gate which leads to a gravel parking and turning area. The main house is built around a beautiful courtyard with a water feature and an abundance of perennial colourful shrubs and plants. This is flanked by an 18th Century wooden barn which in turn leads to the solid oak front door. The formal gardens lie to the south and west of the house landscaped around a circular brick terrace with sweeping lawns up to the solar and oil heated swimming pool. There is a mixture of lawned and formal gardens with mature mixed hedging and a mature apple orchard. There is a rose arbour and well stocked and tended borders around the outside of the house. A pagoda with climbing wisteria and roses adds to a sheltered brick terrace. There is a hard tennis court and full size manége, including three wooden stables, two tack rooms, a hay/straw store and a feed store. The timber barn (approximately 46 x 23 ) has a w.c., and an oil boiler room with a further hot water tank ( for domestic use ). The paddocks (which lead on to mixed woodland) are all fenced and have a water supply and there are outstanding views across the valley towards the windmill at Turville. The gardens and grounds amount to around 19.5 acres. Total area = 18.85 acres approx.
