The property consists of approximately 285 acres in size, shaped like an upside down L. Most of the ranch is located on a rolling mesa up above Bull Canyon Road. The property has recently been foreclosed upon, and is being offered for sale by the lenders. Prior to foreclosure, the property had been used for the production of organic strawberries and some livestock grazing. The former grower reports that there had been 60± acres of organic strawberries, which was subsequently reduced to 40± acres due to the degradation of the sole irrigation well in the past two years. There is an opportunity for further irrigated acreage development if additional water sources can be developed. Irrigated orchards, cane berries and vegetables are grown just across the road from the property and in the immediate vicinity; however the irrigation water for these crops comes from a different aquifer located to the east and fed by Twitchell Reservoir. Improvements: Soils: Zoning: The property is improved with an older 880 ± square foot single family residence that has recently been renovated, but is currently not habitable. There is also an old wooden barn on the property in fair condition that is approximately 3,500 square feet. Site improvements include perimeter barbed wire fencing as well as four-rail vinyl fencing along Bull Canyon Road and along the top of the bluffs above Bull Canyon Road. Other improvements include an abandoned hydroponic strawberry facility with vertically stacked growing units and overhead irrigation systems on nearly an acre. Soils on the property are almost entirely classified as Suey Silt Loam, with the slopes varying from 2% to 50%. The greatest portion of the property, or approxi mately 90%, falls within the 2% to 9% classification. Suey Silt Loam is a deep well-drained Class II soil, and is well suited to its past uses as well as its proposed uses, assuming sufficient water is available for irrigation. The soil is also classified as erodible, however the moderate slopes and modern management techniques should combine to minimize erosion hazards. The property is located in the South County Planning area and is zoned agriculture with no combining designations. Water Source: In the recent past, a portion of the property had been converted from cattle pasture to irrigated farm ground. A number of wells have been drilled, however only one of these has produced enough water to irrigate. This well was recently test pumped at 273 GPM, and reportedly produced 380 GPM in 2012. An existing domestic well produces water for the farmstead and stock water, and was recently test pumped at 5 GPM. The property is located in an area known to be difficult for development of water for irrigation. For this reason, the sellers recently hired Tim Cleath, a certified hydrogeologist (CHG), who has prepared a detailed report and analysis of the existing and potential water availability and quality for this property.
