P. 2 Ladugårdsgarde Field Ladugårdsgarde Field ELEVATED PARK A courtyard typology reflects the nature of the surrounding areas and by literally lifting the building from the park fabric we begin to create an elevated greenspace. Exterior cafe space is placed on the southwest corner to take advantage of the spectacular 270 degree view of the park. ACCESS Pathways are cut into the perimeter to allow for a free flow between courtyard and park. Entrances to the residential units are located within the quieter space while commercial access is located around the exterior edge.
P. 3 Frihamnen Port Kaknastornet Filmhuset SUNLIGHT The building is raised to the height of its neighbors. The southeast and northwest corner become prime social spaces where the residents can take full advantage of the views toward kaknästornet and filmhuset. In contrast, the southeast corner is kept low to create a courtyard space that has sun at all times of the day. VIEWS Raising the northeast corner ensures that the majority of the apartment units will have a view of the park. The northeast corner becomes a new landmark, signifying the entry point into the new Royal seaport development and allows the penthouse units a generous view of the Frihamnen port area.

P. 12 Sustainability Roof Optimization Terraces introduce greenery and plant life. In particular, these plants can be chosen for their air filtering/purification properties. Individual squares can also chose to be clad in photovoltaics or solar heaters. These can take full advantage of the building orientation. Rainwater Drainage The green terracing provides a way to catch and slow rainwater as it travels to the ground. They prevent the city s sewers from flooding as well as absorbing and purifying pollutants.
P. 13 Roof Privacy Privacy Private terraces are kept separate by a fence system that incorporates greenery and helps to absorb and slow rainwater runoff.

P. 18 Facade Facade The logic behind the glazing is directly linked to framing the optimal view. Facades facing the park are transparent (blue) while the ones that face away are opaque (white) to maintain privacy. Opacity Opaque regions can be modulated by the porosity of the facade. In particular, a louvered system can introduce a partial opacity that allows to light and views while simultaneously guaranteeing privacy from neighbors.
