Please use this number for true common area emergencies only. MEETINGS Board Meetings are held on the third Thursday of the month, unless otherwise posted at the mailbox stations. Anyone wishing to have an issue placed on the agenda must request it in writing and supply management with the necessary paperwork by the Thursday before the meeting. The next board of trustees meeting is April 19th. All meetings start at 7:00 pm at the clubhouse. Please feel free to join us. Landscaping Cleanup (Homeowner/Resident Responsibilities) Now that the nicer weather is upon us, it is requested that each unit check the condition of the front shrub beds and tree rings. Please be sure to remove any dead homeowner/ resident plantings. Please be sure to remove any broken decorations in the beds. Please straighten any landscape low voltage lighting you may have installed and be sure that any brick, stone (etc) edging is straightened up or repaired/replaced if needed. Also, all end units; the above applies to any planting beds on the side of the building. This association spends a considerable portion of the landscaping budget on mulch to make the beds look good (in addition to the routine weed spraying and pruning). Please do your part by keeping whatever you place in these areas neat and organized.

Reminders Firewood Firewood must be removed from the patios, balconies or decks by April 2 nd. Inspections, noting anyone in violation of this rule will be performed. Hoses Hoses may be placed out neatly and connected to the front hose bibs as of April 1 st. Cigarette Disposal It is important to remember with the dryer weather upon us DO NOT throw lit or unlit cigarettes into the shrub (mulch) beds or lawn areas. This presents a fire hazard and endangers everyone around you. As I perform my inspections I see numerous cigarette butts in the lawn (front and back) and also along the curb in the parking areas. This MUST STOP!!!! Noise If you reside in a second floor condominium, please be mindful of your neighbors below at all times. Treat your neighbors as you would wish to be treated if you were in the unit below. Garbage- I have noticed tons of garbage on the ground near the condo units and near sidewalks by townhouses. Please do your part and if you see flying debris that has landed near your car or on your property, please pick it up and throw it out. 2 Maintenance, Improvements & Projects - Routine Maintenance Fox Chase continues to service this community for Janitorial services as well as general needed repairs. Janitorial is on site 3 days each week (Mon., Wed., Fri.) and general repairs are done once each week (Wednesday). Now that the weather is improving, you will see Fox Chase on site more as I am doing my spring site inspections. - Landscaping Hello Spring!! The spring clean up is on the verge of completion. As is the mulching of the community and edging of the beds. We were fortunate this year and were placed at the top of the list of the developments that contracted for this service. It won t be long before you see the mowing and edging beginning and they will be planting the association s annual flowers in the appropriate common area locations. - Project(s) Tennis Courts: installation and demolition will begin this month. The association is going to be installing brand new tennis courts which we plan to have opened by the start of the pool season (weather pending).

4 Site Inspections Reminder! As the weather becomes warmer, management will begin the process of walking the community grounds. During the winter months, the inspections were generally limited to the front of the buildings and general drive through inspections unless a more thorough inspection of a specific item deemed necessary. So, because I will be out and about more often, you may want to begin the process of making sure the area surrounding (front, side and back) of your unit is clear of all personal items. You may want to take a nice weekend day and clean off your patios, decks and balconies of any items that should not be out there. Please check the front shrub beds and be sure there is nothing being stored behind the shrubs that you think I didn t see during the winter. As I get more up close and personal to the buildings, I will look for things like this. Last year, everyone did a fantastic job cleaning up their area and keeping it clean throughout the warmer months. Please know that I don t do these inspections and issue violations and/ EMERGENCY SERVICE or fines for any other reason than to be sure that this community is kept as neat and clean as possible. Your assistance is very important in order to accomplish this. Anything you can do to help keep Vanderhaven looking great is greatly appreciated. For every thing you keep clear of nonpermitted items, every piece of paper you pick up, every cigarette butt you properly dispose of, every trash bag you keep inside a trash can or the trash dumpster, every trash can you do not leave out in the front of the building is one less violation letter I need to type up and mail out and one less cleanliness issue to be addressed by our maintenance crew. Continued from page 5 3. Be sure all vehicles are registered with the association and that you have parking stickers displayed on each of the vehicles. You will be asked to provide the number of each of the parking stickers issued to your unit in order for you to receive your validation or any new passes. If you do not have parking stickers, please contact management at (908) 707-0760. Remember; be prepared to provide the parking sticker number to the board volunteers during validation times or to management in order to be processed. 4. Be sure you have supplied the association with a unit questionnaire (emergency form). If you are unsure if you have provided this, please contact management. A form will be provided to you if you need one. 5. Any unit that is rented must have a copy of the current lease on file and the tenants must have parking stickers. Renters, please be sure to check with your landlord that the maintenance is current on your unit. You will not receive any validation or passes of any kind if the account is not current. **More information will be provided, related to this as the dates get closer. Taking care of the above will assist in making your pool pass validation successful.
