Langdale High Street Naseby NN6 6DD

LANGDALE Langdale is a detached modern house in popular Naseby. For the present owners it was the perfect property, as they were looking for a bigger home in the centre of the village, with an open plan design and a reasonable garden. They were in a good position to judge the fine qualities of the house as they lived ten doors away and watched the progress of the build.

Langdale Cottage is a detached modern cottage style house located in the heart of this historic village, to the front is a small garden area and an off street parking space to the side. This delightful house has a lovely feel and it has been well maintained. It is beautifully light and the rooms are spacious, the ground floor is ideal for entertaining with an open plan spacious reception room opening to the well designed kitchen/dining room. French doors open to the rear garden and sun terrace. Upstairs is also well planned with a good size master bedroom which has its own en-suite shower room and superb open panoramic views across fields and farmland, the second guest bedroom is a good double and there is also a bright single bedroom as well as a modern family bathroom. To the rear is a really great size garden which has a large lawned area as well as a paved terrace and patio area, the garden opens onto open fields and farmland to the rear.

Seller Insight Langdale is a detached modern house in popular Naseby. For the present owners it was the perfect property, as they were looking for a bigger home in the centre of the village, with an open plan design and a reasonable garden. They were in a good position to judge the fine qualities of the house as they lived ten doors away and watched the progress of the build. Living in Naseby they already knew that it offers a good life style. Best known as a battle site during The Civil War, it is today a community minded and friendly village, with clubs and societies based around the village hall. There is a good primary school, village shop and two pubs. The owners enjoy the close proximity to Market Harborough, where you can find excellent shopping plus a pleasing variety of leisure and cultural activities. The owners love the light filled house where the open plan design creates a family friendly sociable space, where they can cook and chat to friends gathered round the table; or supervise homework sessions. It is a streamlined and harmonious area which flows naturally into the generous lounge. Their main pleasure is gained from the natural flow of the room into the garden. With doors wide open, the reception room blends seamlessly with the terrace. It makes a superb al fresco summer dining room and guests can spill out for drinks and conversation. Langdale has a warm and inviting atmosphere and is perfect for entertaining. The light atmosphere continues to the first floor where the spacious master bedroom suite is a welcome adult sanctuary, with its en suite and views across the neighbouring fields. The tranquil garden is on two levels, and from the patio a few steps leads you up to the lawn which sweeps towards the end of the garden, where the neighbouring fields form a charming backdrop. The garden is very child friendly and presently the swing and climbing frame are positioned where the children can enjoy watching the changing seasons across the countryside. The present owners have loved the time they have spent in Langdale and are sorry to leave but take away many happy memories.

NORTHAMPTON Lying on the banks of the river Nene, Northampton is one of the largest towns in the UK and the county town of Northamptonshire. The town is ideally located, approximately 67 miles north-west of London and 50 miles south-east of Birmingham. The earliest reference to Northampton in writing occurred in 914 under the name Ham tune, literally meaning home town. The prefix North was added later to distinguish it from other towns called Hampton, most prominently Southampton. Present-day Northampton is the latest in a series of settlements that began in the Bronze Age.. The town boasts one of Britains largest and most historic market squares, which still hosts regular craft and farmers markets. The Northampton Leisure Trust has four leisure centres across Northampton: Danes Camp, Lings Forum, Mounts Baths and Duston Sports Centre. There are also the action centres Benham Sports Arena and King s Park Tennis Centre as well as the Delapre Public Golf Course. The Royal and Derngate Theater is one of the main arts and entertinment centers in the town, along with the smaller Northampton Playhouse and the Cripps Theater. There are also two cinemas and an arts house which plays non-mainstream productions. Popular annual events include Northampton Balloon Festival, Northampton Carnival, the Delapre Beer Festival, the Dragonboat Race, the Umbrella Fair, Diwali celebrations and St Crispins Fair.

This delightful property is situated in the sought after historic village of Naseby known for the Battle of Naseby which took place in 1645 during The English Civil War, the famous battleground is within walking distance. The towns of Northampton and Rugby are approximately 14 miles equidistant to the south and west respectively and lovely Market Harborough is just seven miles to the north. Naseby is a thriving village, steeped in history with two public houses, a village hall, sports courts, church and locally prized general store with delicatessen. There is a wide selection of state and independent schooling in the area including preparatory schools at Maidwell Hall, Spratton Hall and Bilton Grange. Naseby s own primary school was rated outstanding in their most recent Ofsted report. Both primary and secondary schooling is available at Pitsford School. Communication links are excellent with the easily accessed A14 providing direct access to the M1 and the M6, leading to London, the North and Birmingham respectively. Registered in England and Wales.
