The Property Butler s Farm and its outbuildings are Listed Grade II. The farmhouse dates from the 17 th century (A chimney brick is carved 1676) and has a classic timber frame, half hipped thatched roof with a catslide to the rear and eyebrow dormers. It has been beautifully maintained retaining all of its inherent character. The interior is rich in character with a wealth of beamed walls and ceilings, old oak doors and staircase, inglenook fireplaces and oak floors. For a timber framed house it is also remarkably light and has good ceiling heights. It is being offered for sale for the first time in forty-seven years. Outside The property is approached through a five bar gate over a gravel drive between lawns and herbaceous borders with ample parking and turning space in front of the tithe barn on a brick and flint plinth, horizontal weather boarded elevations under a Norfolk reed thatched roof. At one end there are two stables and a tack room now used as a garden machinery store. In the middle there is a garage and workshop and the largest part of the barn (63 in length) is used as general storage and garaging. Behind the tithe barn is a thatched granary on staddlestones. There is a greenhouse and a pump house. On the upper garden above the farmhouse there is a home office/studio, light and power laid on. On the western side of the property there is an enclosed woodland garden with meandering paths, wild flower meadow and orchard. The property is surrounded on three sides by its own fields. To the north the field is bounded by the trees on the horizon. To the west the field, with water supply, is accessed from Gangbridge Lane, and the garden. To the south, across the Bourne rivulet, the field, with water supply, is accessed from the village road. The Gardens On the immediate eastern side of the farmhouse is a charming Yorkstone courtyard garden on three levels with a fishpond. It has been beautifully planted with blue, white and magenta herbaceous plants and shrubs to attract butterflies and wildlife. Yorkstone steps lead up past hedging shaped as clouds to the home office/studio with views across the sweeping expanses of lawn studded with fine broadleaf trees to the wild flower meadow and orchard. At the crest of this area there is a hedged croquet lawn, once a grass tennis court and beyond a bluebell wood. There is a fruit and vegetable cage (45 x15 ). The gardens, grounds and paddocks extend in all to about 14.741 Acres (5.965 ha) Agents Note: A Pre Application has been submitted by the Vendor to convert part of the barn into ancillary accommodation.
