SITE LOCTION ND CURRENT USE The proposed development will be accessed from the eastern end of Sandy Lane. The site is approximately half a mile north of racknell Town Centre. Since Incorporation in 1992 when all Further Education Colleges broke away from their Local uthorities, racknell & Wokingham College has been an autonomous institution. The site has been operating as part of racknell & Wokingham College for many years. It is not a heavily used site, but current uses include the following: Part time 14-16 yr old provision Trades. Full time 14-16 yr old provision Innovation Challenging ehaviour. pprentices & Workforce Development team. These uses are all due to either terminate due to falling demand or will be relocated to the main college building.
ENEFITS Through selling the site for redevelopment the college will be able to reinvest the funds into creating better facilities or potentially extending the building at the main campus in racknell Town Centre. racknell College uilding at Church Road racknell Forest Council would also benefit from significant investment in local services and facilities via the Community Infrastructure Levy and from the New Homes onus paid by Central Government.
OUR PROPOSL CL Homes is proposing a development of 64 high quality properties comprising 2 bed apartments and 3, 4 and 5 bed houses. 16 of these properties will be provided as affordable homes in line with racknell s ffordable Housing Policy. If the development were to go ahead it would provide a range of much needed new homes locally on a brownfield site within walking distance of the town centre and the funds raised through the sale of the land would be reinvested back into education within racknell.

There will also be general visitor parking provided. CL takes the future sustainability of our developments very seriously and takes a fabric first approach to improving energy usage within our developments. This means we build energy saving into the fabric of the building using levels of insulation and systems such as shower saves and mechanical heat recovery to reduce energy consumption by future residents.
DRINGE ND TRNSPORT Drainage The site is located within Flood Zone 1 (area least likely to flood) and a Flood Risk ssessment and Drainage Strategy will be carried out to support the application. It is most likely that the surface water drainage will be dealt with by way of a Sustainable Drainage System (SuDS) which will include swales and attenuation systems on site which prevents water from running off site too quickly during storm events. Transport ccess to the proposed site will be provided via Sandy Lane to the north of where it is blocked off.
