YEARLE HOUSE WOOLER, NORTHUMBERLAND, NE71 6RB A FINE VILLAGE HOUSE in A STUNNING country SETTING

YEARLE HOUSE, WOOLER, NORTHUMBERLAND, NE71 6RB Wooler 1.5 miles Berwick upon Tweed 18 miles Alnwick 19 miles Entrance hall dining room drawing room library sun room sitting room breakfast room kitchen utility and stores master bedroom with en suite dressing room and bathroom study/dressing room 4 further bedrooms 2 bathrooms billiards room attic apartment with 2 bedrooms kitchen and sitting room 2 x two bedroom cottages bothy cottage garage walled garden wooded garden grounds about 3.5 acres SITUATION Just inside the Northumberland National Park, Yearle House lies only 1.5 miles north of the delightful market town of Wooler in the heart of the picturesque North Northumbrian countryside. The historic market town of Alnwick is just 16 miles to the south east and has at its centre the famous Alnwick Castle and gardens as well as a good range of services including supermarkets, boutiques and delicatessens along with the Playhouse Theatre/ Cinema, thriving local sports club and swimming pool. Berwick-upon-Tweed (21 miles) and Alnmouth provide main line railway stations on the fast East Coast Line between London King s Cross and Edinburgh. The city of Newcastle is the main centre for art and culture with theatres, art galleries, including the famous Baltic, and a dynamic city centre as well as the Quayside, which hosts numerous international events throughout the year. Newcastle International Airport has a good selection of regular scheduled flights to UK and overseas destinations. Good local state education is available in Alnwick and Morpeth, with well-respected private schools at Longridge Towers near Berwick, Mowden at Hexham and several well-known Newcastle schools. North Northumberland has a huge amount to offer with the Cheviot Hills which make up the delightful upland border country between England and Scotland to the magnificent golden sandy beaches of the east coast. There are a number of excellent local golf courses as well links courses at Bamburgh and Goswick along with a Championship Course at Roxburghe (Kelso). Hunting continues in the modified form with the West Percy Hunt and with other famous local packs including the Morpeth, College Valley/ North Northumberland. Grouse shooting in the Cheviot Hills together with top quality partridge and pheasant shooting is readily available. The River Tweed and one of its tributaries, the River Till, are close by and enjoy excellent runs of salmon and sea trout. DESCRIPTION Built in 1759 Yearle House occupies a commanding position on the edge of the hamlet of Earle with outstanding views into the hills and yet is only 1.5 miles from the busy market town of Wooler. The house has, from its relatively humble start, evolved into a significant family home with expansion into the ancillary quarters and the adjoining outbuildings and cottages. In more recent times great care and attention has been focused on the decorative presentation using insightful interior design techniques and the best quality materials. This project is all but complete but there remains scope with the kitchen and old laundry/workshop next in line for upgrading. The main family accommodation is on the ground and first floors with the first floor billiards room of special note, but a separate stair leads to an attic apartment with extra bedrooms, sewing and store rooms as well as a delightful timber lined playroom. Garden Flat Adjoining the rear of the house are the old garages, with a mechanics pit, and over which is a separate flat with sitting room, kitchen, bathroom and two bedrooms. This flat is currently let on an Assured Shorthold Tenancy but could be vacated giving two months notice. The Stable Cottage A self-contained cottage on two floors which has been partly refurbished. It has a large hall, sitting room with door out into a private garden area; two bedrooms and a bathroom are on the first floor. This cottage is currently vacant. Bothy Cottage Tucked away at the end of the garden is the Bothy Cottage. It has ground floor accommodation comprising 2 bedrooms, sitting room/kitchen and bathroom. This cottage is let as holiday accommodation. THE GARDEN & GROUNDS The gardens at Yearle House are a special feature. There are two distinct parts with a simple lawn and borders around the house, woodland garden beyond and below a dramatic walled garden where there is fantastic scope for the keen gardener. The main drive sweeps up to the back of the house, flanked by Rhododendrons, and the back drive runs through the old Yearle Estate steading which has now been tastefully developed. TENURE Freehold with vacant possession with the exception of Garden Flat. SERVICES Mains electricity. Water from a private borehole. Private drainage to a shared treatment plant in the walled garden. Oil fired central heating and Aga. FIXTURES & FITTINGS All fixtures and fittings are specifically excluded but some may be available by separate negotiation.
