DESIGN LOER HUTT BRIE RENO conceptdesigns architecture The clients want to renovate their 1980 s house and create their dream family home. The concept design for this property aims to develop a new layout that will maximise space & views in the existing house, while reconfiguring the communal areas composed by the kitchen, dining & family room areas. The kitchen needs to become the informal heart of the house in which the family will come together. The brief calls for a cost effective renovation that would create a new open plan family wing on the northern side of the house, aiming to strengthen the connection to the landscape & taking full advantage of the fantastic sun and backyard. The design aspirations in this project are to incorporate and take advantage of the existing conservatory as part of the open family space while designing a modern kitchen with a wow factor. DESIGN ASPIRATIONS & PROJECT INO Modern style family home with an open plan family area to cater for a family of 5 kids ranging from 16 months to 11 years old. To have a new indoor flow to the backyard and pool areas. Conservatory/toliet/sep kitchen/lounge/dining being transformed into a open kitchen/dining, closing the toilet off to be accessed from outside only. Spaces oriented to maximise sun with entertaining areas towards the backyard. Budget hasn t been set yet, Shelley would like to keep the reno in the age of the house without going overboard but maximizing their investment. Large and modern open plan kitchen that becomes the heart of the house. The kitchen needs to fit in with the house but with a bit of wow and become a real selling point for the home. They would like the bench to look out over the pool area with by-folding windows out to a servery. Allow for a new large fridge/freezer. Allow for a new oven that if possible could be a wall oven. Existing gas hob to be reused if possible either on the island or main bench. They prefer not to have high cupboards around the window hoping that the scullery will eliminate the need for them. They would also like a large farmers style. Living area would be the lounge and the family room would have the TV. They would like the kitchen to be an entertaining hub and the lounge room to have an entertainment wall. Chill out area to watch TV but will be the main TV area. Scullery/butlers pantry of possible. Incorporate a large island bench as a visual focus in the center of the room. The proposed layout aims to take advantage of the beautiful backyard and afternoon sun creating a place for friends and family to enjoy outdoor living being connected to nature. The spaces need to be modern, functional, cost effective and architecturally designed to fit within the existing 1980 s architecture Their design aspirations are to create a comfortable family home with a wow factor that will tick all the boxes, and that would cater for their family into the future. The challenge in this concept design is to seamlessly connect the kitchen, family room and dining areas with different ceiling heights as a cohesive open plan space. LAYOUT OPTIONS LOER HUTT RENO conceptdesigns architecture PROPOSED IDEAS AND DESIGN EATURES OVERVIE - I ve provided four different options that closely follow the brief and address your design aspirations in various ways. OPTION 1 - This is probably the simplest and most cost effective option. It follows the brief very closely allowing for a new kitchen at the back of the house, reusing the conservatory. The advantage of this option is that the existing dining room could be turned into an additional bedroom on the ground floor, this would increase the resaleability of the house. I have also allowed for a full bathroom with shower catering to the downstairs bedroom. OPTION 2 - This is my preferred option. This layout is very similar to Option 1, but it uses the outdoor toilet space as a pantry. That allows more space in the kitchen located at the back of the house for a funky and beautifully crafted island bench as a visual focus. I have allowed for an open plan dining room with larger sliding doors that will allow a better connection to the outdoor space. OPTION 3 - This option keeps the kitchen in the existing location but extended along the length of the northern wing. I have allowed for a very large island bench that will also act as an informal dining table. The family room is located at the back of the house in the old conservatory. The dining space can be closed off with large pocket sliders. I have allowed for a large triple slider linked to the family room area, improving the connection the backyard. OPTION 4 - This option is similar to Option 3, but it allows for a butlers pantry near the entry fulfilling this part of your brief. The kitchen bench is shorter to accomodate the dining room within the space. e have the opportunity in this option to create a beautiful gallery/ corridor where inbuilt shelving could be designed on side to display books and art. OPTION 5 - This option is similar to Option 2, but it allows for a large butlers pantry as part of your brief. The kitchen island bench is very generous to accomodate the informal dining area for all your family within the space. I did try a few different shapes for the island bench but the rectangular shape was the most modern and effcient space wise. I would recommend this shape for the bench as using a more organic form might be polarizing among potential buyers (if you ever want to sell the house).
