There s a very strong history of tenant farming in this part of the country, says Candy, and shortly after the Second World War the local council invested heavily in these types of properties. However, around twelve years ago they began selling them off and that s when we purchased North Lodge Farm. At that time the house was a rather modest two-up-two-down with an outside loo and a coal room, but it was clear that the whole property had the most amazing potential potential that I d say has since been realised in bucket-loads. We spent two long years in that original house, then fifteen months in a static caravan while our new home was being constructed, and it was well worth the wait. Our children were only young when we came here and therefore we were keen to create a lovely big family home that we could grow in to rather than out of. We sat down and carefully considered how we wanted our lives to function and then designed a home that could facilitate the way we wanted to live. The house is large, light and bright, all of the bedrooms are doubles with en-suites, and the layout is centred around our fabulous kitchen/diner, which runs the full length of the house. There are rooms in which we can all gather together, and spaces to retreat to for a bit of peace and quiet and it s an amazing house to entertain in; all of our big family celebrations have taken place here. In my mind it s the most perfect family home. The house is completely surrounded by the land, so it s an incredibly peaceful and picturesque place to live, continues Candy. We have a large garden, a small field, which is around four acres and a big field, which is around six acres, but one of my favourite places is around five minutes walk from the house. It s an old bomb crater that when we first came here had evolved into a relatively small pond, but we had it dredged and greatly enlarged, and over the years we ve used it as a natural swimming pool. We ve built a log cabin complete with wood-burning stove to keep it cosy and warm at the waters edge, and created a decked seating area, so it s a real retreat, and something that I ll miss terribly when we leave. It s been an amazing place to entertain friends and family, and on a cold Sunday afternoon there s nothing better than wandering up there with a bottle of wine, settling down in front of a roaring fire and just soaking in the stunning view. Cooking, eating, homework, get-togethers with friends and family it all seems to go on in that part of the house. Within the house and grounds you really do feel a million miles from everything and everyone, says Candy, and yet within just a few minutes you can be on the M1 heading into London; Rugby station is under ten minutes away with fast services making London and Birmingham accessible within 45 minutes. We also have some really good schools in the local area, including 2 of top grammar schools in the country, Lawrence Sheriff and Rugby High School, and 2 top independents, Rugby School and Princethorpe College, so it s an amazing place to bring up a family. In terms of location, I simply couldn t fault it. Within the grounds we have a number of outbuildings, including an old cow shed that we ve always thought had the potential to be converted into a really nice two-bed cottage, says Candy. And given our superb location it could be a great little holiday let. This is such a beautiful house and it s been a really fabulous family home, but I think it s the outside space that I ll miss most when we leave, says Candy. I try to take the dogs out six times a day, just to give me an excuse to get out there and I love nothing more than to take a cup of tea and sit down by the pond. It s such an idyllic place and I ll definitely be sad to leave.

First Floor The galleried landing has a double glazed window to the front aspect, a vaulted ceiling with downlighters and a large box room with ample storage for linen. The solid oak floor continues to all of the four bedrooms and family bathroom. The master bedroom has dual aspect views across the land and a delightful double glazed door and Juliette balcony; from here there is access to the ensuite shower room with corner shower cubicle, wash basin with vanity unit and mixer tap, a steam resistant mirror, double glazed window to the side aspect and low level WC. Bedroom two again has double glazed patio doors to the rear and a Juliette balcony with window to the side. Immediately adjacent is the impressive family bathroom which has a Victoria & Albert free standing bath set beneath the double glazed window with impressive views of the paddock. There is an enclosed WC, wash basin set on a tiled plinth with splashback and storage beneath as well as a heated chrome towel rail. Bedroom three has double glazed windows to both the front and side aspects and a variety of built in storage including built in wardrobes, shelving and further cabinets surrounding the bed area and a built in desk with shelving unit. There is a door that leads to the ensuite shower room with corner shower cubicle, heated chrome towel rail, wash basin, window to the side and low level WC. Across the landing is bedroom four, another impressive double room with views to the front and North which has access to the roof void and a door that leads to the ensuite which has wash basin with vanity unit, low level WC, corner shower cubicle and oak floor.
Outside Parking, Outbuildings, Barns & Land North Lodge Farm is accessed via a long shared tarmac driveway with North Lodge Farm being on the right with a gated entry leading to a large yard suitable for plenty of vehicles including ample room for a turning circle for horse boxes. Directly in front of the parking areas is a large tall Dutch barn, which the current owners utilise for hay storage. Adjoining this is a smaller covered barn suitable for further storage and vehicles. The gardens surround the house, there is gated access and a pedestrian walkway leading to the rear hall with lavender and rosemary borders, either side of the attractive pathway and arched canopy with railway sleeper borders and well trained plants. To the front there is a further pedestrian access and gate that leads to the front entrance door whilst the gardens are laid mainly to lawn. There is a five bar gate that leads to the field to the West and as you walk round there is an LPG tank which currently just serves the Aga and range, a recently built pizza oven, children s play area and outside kennel. There is a variety of mature trees to the Southern boundary providing a perfect windbreak and privacy screen. Behind the Dutch barn is a further brick built barn, which has a large timber sliding door. The floor plan gives some indication of its size but it could easily be utilised as stabling for any equestrian use or indeed, subject to normal planning permission, ancillary accommodation to the main house. It has windows to the rear, a further large rear door provides access to the field and also a window to the front. The field nearest to the house slopes gently down to the tree lined boundary and has outstanding far reaching views over neighbouring countryside; this is the smaller of the two and faces the West, adjoining this is the larger field which faces the Northerly direction and houses an attractive summer house, woodland walk and large pond. The fields, as expected, attract an abundance of bird and wildlife. There is a beautiful pond which is sheltered by a number of trees and has an amazing summer house which is a delightful retreat used by the current owners all year round. Swimming in the pond is actively encouraged and there is also a variety of fish; a perfect retreat for budding anglers. The summer house has a log burner and a two tiered deck that overhangs the pond and double glazed double doors. Behind the summer house is a very attractive wooded area with a variety of coniferous and deciduous trees; these were planted by the current owners and provides a super area for walking and for young children to play.

RUGBY Rugby has grown to become Warwickshire s second largest market town, boasting a variety of designer and high street shops, restaurants and pubs. Famed for its public school, the birth of rugby football and the Frank Whittle jet engine, Rugby is also home to the green open spaces of Caldecott Park, Coombe Abbey Country Park, Brownsover Hall and Draycote Water.
