. CHILDREN ROOM Multi-functional room for learning, playing, sleeping and relaxing Roof windows provide natural light form above and optimum ventilation. Light and fresh air are crucial for childrens health and well-being More comfort provided with remote controlled products with electric and solar drive External and internal solar blinds control lighting exposure and protects the room form overheating Light coming from several direction evenly lit the room and create much brighter overall impression 4
. KITCHEN LIVING ROOM Modern kitchens have become the social center of family life. Natural light and adequate ventilation are therefore important ingredients for a successful kitchen project. Above the windows, odors, steam and heat can be quickly vented before pulling through the whole apartment. The remote-controlled roof windows ensure even more living and operating comfort. Thanks to the insect screen, flies and wasps remain outside. Light from different directions offer different lighting moods throughout the day. 5
. LIVING ROOM Whether as a retreat for relaxing or as a meeting point for the family, the living room is also happy to spend time. This important area should radiate comfort. Roof windows offer generous daily sunshine from above, which has a positive effect on living conditions and wellbeing. The remote-controlled roof windows with electric and solar drive ensure even more living and operating comfort. Regular ventilation ensures a comfortable indor climate. With heat protection, room temperatures remain pleasant even in summer. Internal blinds regulate the incident light. 6
. CORRIDOR Vestibules and corridors fulfill important functions as connecting paths in a building. For these reasons, attention should also be paid to these areas for design reasons. Often, however, it is not possible to install windows in anterooms or corridors. By daylight spots, windowless, otherwise dark rooms are naturally exposed. This extends the possibilities of use and increases the visibility and thus the security of the home. Only well-lit corridors create visibility and thus safety against accidents in this area. In addition, you reduce the otherwise permanently necessary use of artificial light. 7
. BATHROOM In the bathroom, the day begins with a refreshing shower to wake up, make-up or shave. Daylight activates the internal clock and helps you to wake up! The bathroom is exposed to high humidity, so regular ventilation is essential to ensure good ventilation and prevent mold. With remote-controlled flat-roof windows, ventilation times can be automatically programmed to allow the humid air to escape. The right sun protection ensures privacy and sets decorative accents. Natural lightning in the bathroom raises the mood early in the morning! If the flat-roof window is positioned directly above the washing area, the daylight streams across the wall into the interior and lets the entire room shine. 8
. CORRIDOR Vestibules and corridors fulfill important functions as a reception area and connecting routes. For these reasons, attention should also be paid to these areas for design reasons. Using roof windows or flat-roof windows, use the for efficient and natural ventilation - especially on hot summer days. Because warm air naturally rises and can be ventilated through roof windows ideally in the night hours. With remote-controlled roof windows or flat-roof windows, automatic ventilation times can be programmed - to ensure an adequate room temperature in summer. Only well-lit corridors provide exposure to safety against accidents in this area and reduce the otherwise permanently required use of artificial light. 9
THE FIVE STEPS "Flora Park" is a closed residential complex of 14 multi story buildings in Sofia, Bulgaria. A few conceptual decisions make the facility attractive for acquirers even in hard times for the building industry (2012): 1. Closed and secured complex with maintenance of the common areas. 2. All the vehicles are sent underground directly from the site entrance. 3. Plenty of green areas with a lot of playgrounds where kids could play outside safe. 4. Ground floor flats are equipped with a garden. 5. Last floors are equipped with terraces and gorgeous roof windows combinations for premium supply of daylight, fresh air and a view to the nearby mountain. Ground floor and last floor flats were sold first despite higher cost per square meter. Flora Park Residential Complex, Sofia, Bulgaria arch. Anna Kuzmanova

SPACE UNDER THE ROOF - MULTI STORY BUILDINGS The last floor under the roof in a multi story building is often considered by brokers and investors difficult to sell. There are a number of prejudices related mostly to poor construction qualities, whereupon one has the prerequisite for the best place in the building with a lot of sunshine, fresh air and a glorious view to the outside. 13 31 AUGUST, 2017
SPACE UNDER THE ROOF - MULTI STORY BUILDINGS 1. Less livable area. 2. Sloped ceilings. 3. Higher risk of leakage and mould. 14 31 AUGUST, 2017
THE SPACE UNDER THE ROOF IN A MULTI STORY BUILDING 1. More livable volume. 2. More daylight and natural ventilation. 3. Healthier living environment. * *Architects, investors and house builders often prefer and keep the last floor for themselves. 15 31 AUGUST, 2017
MORE LIVABLE VOLUME More livable volume means more air and oxygen. (The additional volume to be heated is compensated with more solar gain through direct sunshine thanks to roof windows.) Bigger room height could become additional floor area or simply a loft bed. 16 31 AUGUST, 2017
MORE DAYLIGHT AND FRESH AIR Floorplan example areas in the middle could never receive daylight or fresh air directly through a window on a common floor. 17 31 AUGUST, 2017
MORE DAYLIGHT AND FRESH AIR Daylight simulation without VELUX roof windows 18 31 AUGUST, 2017
