Multi Family, New Haven, CT Project Introduction and Overview Multi Family, New Haven, CT Description Two family Colonial style home, 2800 sq/ft with 7 bedrooms and 3 bath. House built in 1900 on.11 ac in a nice, quite well maintained neighborhood. Rehab Overview Property in need of major renovations. Extensive exterior preparation, hand sanded, patched, and 2 coats of primer and paint. 37 all new double hung vinyl replacement windows and landscaping with new white picket. Three brand new bathroom with new tub, showers, sinks, toilets and custom tile work and all new plumbing. 2 brand new kitchens with new cabinets, countertops and appliances. Refinished hardwood floors throughout house as well as new carpet and vinyl flooring. Contractor Overview Multiple contractors were needed to complete this project. A licensed general contractor was hired for the windows, flooring, kitchen, bathroom, painting and all carpentry. A licensed plumber was hired for all new rough plumbing and finishing. A landscaper was hired for all the exterior landscaping. EXTERIOR: 1. Prep & paint entire exterior including front and rear decks (Thoroughly sand exterior and prep) 2. Repair damaged wood on front deck and on all soffits were needed 3. Need to raise and re-support front deck on 2 nd floor 4. Replace all exterior doors, replace all hardware 5. Install new house numbers, mailboxes and doorbells 6. Replace all windows (new vinyl double hung) 7. Repair all basement hoppers and paint trim 8. Repair wood as needed on back deck and paint 9. Power wash entire foundation and paint (Cape Cod Grey)

Remove portion of wall by sink and adjust layout (see attached diagram) 3. Install new cherry finish cabinets and dark laminate countertop w/7 sink 4. Install new white appliances (Frig., stove and hood see attached sheet for item numbers) 5. New flooring (high quality sheet vinyl see item number) 6. Replace light fixtures (dome with brushed nickel finish) 7. Replace back door and new hardware
BATHROOM: 1. Paint according to house color scheme 2. Install new GFI outlet near sink 3. Move tub location against back wall and install all plumbing for shower (see diagram) 4. Install new American Standard bathtub ( Princeton 5 tub, Item # 2390.202) Install new tile surround with accent border 5. Relocate toilet location to match 2 nd floor layout (American Standard, Cadet model) 6. Replace sink base, top and faucet ( American Standard Cadet Pedestal). Install new medicine cabinet 7. THIRD (3 rd ) FLOOR: 1. Remove all debris, patch all walls and paint all rooms ( see house color scheme) 2. Replace all lighting (dome lights, 2 bulb with nickel trim) 3. Install new Berber carpet (Yellow Cream) 4. Repair stairs up to 3 rd floor and carpet 5. Repair doors as needed and install new hardware 6. American Standard Fixtures -shower, toilet and sink BATHROOM: 1. Replace shower surround, toilet, sink and faucets 2. Replace door and lighting 3. Install new flooring (sheet vinyl) BASEMENT: 1. Remove all trash and debris 2. Repair all doors including Bilco doors 3. Inspect all wood for fire damage, replace as needed 4. Spray entire basement to encapsulate smoke damage (Zinser brand stain killer) 5. Repair lighting as needed 6. Repair basement windows and paint frames 7. Install washer and dryer hook up (2 each) 8. Service both furnaces 9. Repair stairs as needed and paint 10. Inspect electrical panels and repair/upgrade as needed LANDSCAPING: 1. Keep lawn cut in rear and bushes trimmed front and back 2.
