Call to Order and Introduction s The meeting was called to order at 4:04 p.m. 2. Approval of the Minutes September 11, 2012 That the Minutes of the meeting of September 11, 2012 be approved with the following amendments; It was noted the staff provided an update on the Advisory Design Guidelines and it was requested that Panel members provide their feedback to staff. 4. New Business 4.1 ADP Guidelines Update Staff provided an update on the revised ADP Guidelines and noted that this document will be compared to the existing DP Checklist, which is a schedule to the Procedural Bylaw, to make it consistent for the applicant/developer. Staff also noted that the ADP Guidelines will be converted into a checklist that will be provided to applicants along with the post First Reading letter so that they know what drawings and material are expected by the ADP as part of the ADP package. Staff noted that the purpose of this project is to make everything consistent for the DP process (checklist and guidelines) and noted that she will provide another update at a future meeting. Chris Mramor distributed a reorganized Standard ADP Resolution Clause Options that list the resolution options in a descending order to the Panel. That the reorganized Standard ADP Resolution Clause s Options be adopted. Please note that Johnny Leung joined the meeting at 4:18 p.m. 5. Mary Chan Yip, Landscape, PMG Landscape s reviewed the Advisory Design Panel Memo dated October 09, 2012 attached to the agenda. Andrea Scott,, presented the proposed design details to the Panel. Mary Chan Yip, Landscape, presented the proposed details of the landscape plans to the Panel. The application be supported and the following concerns be addressed as the design develops and submitted to Planning staff for follow up ; Consider adding windows in the bathrooms located on the west elevation, as well as the green wall Consider increasing the depth of t he entrance lobby larger Consider creating means of better natural lighting in Unit C and Unit C1 providing more light Consider realigning the street trees so they align better with the onsite trees Consider relocating the children s play area right up agains t the parking amenity and relocating the bench to the other side of the play amenity area Consider relocating the children s play area to the north east corner of the site to address improve the access to the play area Consider extending a view hedge across the transformer Consider additional patio trees Consider continuing the taxis hedge around all unit frontages and edges of the unit gardens Consider a screen along the north elevation around the children s play amenity area Provide expansion of sidewalk width at the corner of Dewdney Trunk Road and 203 rd Street to avoid conflicts between pedestrians and curb let down Consider making the opening to the upper floor lobby larger Review the stone work on the elevation Review the exit stairs for the parkade Review the pathway for the west exit (facing north) Minutes Page 3 of 5

Mary Chan Yip, Landscape, PMG Landscape s reviewed the Advisory Design Panel Memo dated October 09, 2012 attached to the agenda. Duane Siegrist,, presented the proposed design details to the Panel. Mary Chan Yip, Landscape, presented the proposed details of the landscape plans to the Panel. The application be supported and the following concerns be addressed as the design develops and submitted to Planning staff for follow up ; Consider means to maintain the level of soffit of the roof above the window line at the bay windows. Consider substituting angle stone at the single door entries with a straight stone base Consider removing the separation on the exterior common staircase to produce a more grand singular single common stairway Provide clarification on retaining wall locations and associated grades Minutes Page 4 of 5
Clarify street tree provisions in off site boulevard Consider the use of climbing vines (Boston Ivy) on garden retaining walls off the muse throughout the project Consider a way to extend the pedestrian network pathway to the south and west Provide location and details of trellis over entry roads Provide detail settings of the mailboxes at the entry plazas Reduce stairs in the central pedestrian area Consider provision of additional retaining wall between Buildings 13 & 11 to accommodate increase in grade change resulting from raising road grade Consider adding shake panels to the east side of the south elevation up to the 2 nd level on Buildings 1 through 9 6.
