How did we developed the Potton custom build model? We started by asking; 1) What s the market? 2) What do customers want? 3) How can we engineer opportunities -We don t have land or want to buy land! 4) Can we Custom Build differently to the dominant DEVELOPER housing model which is RISKY, CASH CONSUMING and PROFIT hungry. 5) Can we convert existing land or stalled permissions into Custom Build projects?
What is Custom Build? NaCSBA says: Custom build homes tend to be those where you work with a specialistdeveloper to help deliver your own home. Definition of a DEVELOPER -A firm that improves raw land with labour and capital, in order to sell subdivided parcels of land or finished homes for profit. Potton decided to be a Custom Build ENABLER we help people develop land and build their own home but don t buy land, make profit from land or selling the completed home.

How can we build more custom build homes? 1 There are many small sites that are permissioned but seem to be stuck, not being developed! find out why? Too small for large developers to be interested in buying Too large for self builders to consider Not enough small builders with money to move them forward 2. There maybe land that would suit an equity based enabler approach. Larger sites that support a % to be custom and self build. Sites that don t suit the profit based developer model. 3 There are lots of local resources that don t recognise they have a role to play in Custom Build How can you help local builders and local professionals enter the custom build market?
How can we build more custom build homes? 4 Identify the land with potential to Custom Build Talk to landowners - specifically stalled sites Consider L.A. land for Custom Build Larger development sites 5 Identify the demand for Custom Build Grow the Right to Build Registers We need a consumer campaign to build awareness of CB 6 Join the dots. Match demand with opportunities (land suitable for CB) Build your LOCALteams: Engage with local professionals, Builders and suppliers needed to manage the development of the land 7 Solve the project finance problem its not as difficult as you think! 8 Enable Custom Build by forming partnerships and working together to enable custom build and bring individual plots to market. 9 Engage with the Task Force to work out your method of custom building
