/ 2 Al Ghadeer News REDUCTION OF SEWAGE TRUCKS IN THE COMMUNITY We are pleased to announce that the Sewage Treatment Plant (STP) is in the final stage of testing and commissioning. Hence, manual sewage extraction has been drastically reduced in the community, and sewage trucks are only allowed in order to prevent potential overflow. This will stop completely once the STP is commissioned and handed over to authorities. With the help of the developer and the cooperation of all relevant authorities, the goal of having a sustainable community is being achieved. We would like to emphasize that Al Ghadeer has been designed as an eco-friendly community. Sewage wastewater is returned to the STP and treated, then used to irrigate the community s vast landscaping areas. The final commissioning of the STP and handover to the authorities will initiate this process as originally designed. We are happy and looking forward to having a green, clean and sustainable community in the nearest future.
/ 3 NEW TEMPORARY PRAYER ROOM IN AL GHADEER We would like to inform you that in order to serve the Muslim community in Al Ghadeer, a temporary but fully-equipped and air-conditioned portacabin was installed in August 2016. This portacabin serves solely as a prayer room until the permanent mosque is constructed. The new temporary prayer room is located in the rear area of Waha complex as per the map below.

FIRE DRILL IN AL GHADEER We are proud to announce that the first fire drill with the assistance of the local authorities, including Civil Defence, took place in Al Ghadeer on 29th August 2016. At 9:45 a.m., the fire alarm was activated in Sabil building No. 2 and Civil Defence was called for assistance. Civil Defence arrived at Al Ghadeer within 20 minutes from the nearest station located in Ghantoot, and the evacuation of the building commenced. All residents of Sabil building No. 2 were very cooperative with Civil Defence and our security, which included a team of trained and certified fire wardens. The elevators were stopped, and residents used the fire exit and staircase. They gathered at the nearest assembly point and were asked to wait until the entire fire procedure was completed. Civil Defence approved the building s fire alarm system and security s preparation for fire emergencies. The fire drill was completed successfully. / 5 Improvements ENHANCEMENTS ON SABIL AND WAHA PLAYGROUNDS COMPLETED The enhancement works on Sabil and Waha playgrounds have been completed as planned. New rubber floor has been installed with a sandpit in the corner. Shades now cover the entire area of the playground, enabling kids to play during the daytime and protecting them from direct sunlight. Due to the fact that the playgrounds are located next to stairs, we have also installed white fencing with a gate, which should help parents and guardians keep their children safe from any potential tripping hazard. We hope that our little residents will enjoy their daytime fun at the new playgrounds!
/ 6 Improvements (cont.) REPLACEMENT OF POOL DECKS IN WAHA AND SABIL As mentioned in the previous newsletter, we have planned for replacement of the damaged decks at Sabil and Waha swimming pools. We are proud to announce that the replacement works have been completed as scheduled at Sabil swimming pool. New, durable ceramic tiles have been fixed on the pool deck, replacing the old, damaged semiwooden deck. Additionally, we have installed anti-slippery mats for the convenience and safety of the residents. The mats prevent any risk of slipping due to a wet floor, as well as protect from a hot floor. Works at Waha swimming pool will commence and are anticipated to be completed by the first week of November 2016. Residents of Waha complex are invited to use Sabil swimming pool facilities during the civil works. We apologize for any inconvenience and assure that Waha swimming pool will be opened immediately after the works are completed.
/ 7 REPAIRS OF NON-OPERATIONAL SWIMMING POOLS IN THE COMMUNITY Due to several major leaks, some swimming pools in the terraced apartments and Breeze community club house have been closed for use. As mentioned in the last newsletter, we have conducted water pressure tests and received a comprehensive report. Three swimming pools are undergoing comprehensive rectification works. Sabil swimming pool has been completed along with the replacement of the pool deck. Breeze club house swimming pool and the swimming pool in Zone 5A (Courtyard 12) are currently being repaired. The works and estimated time of completion are as follows: Breeze club house swimming pool - second half of October 2016 Zone 5A (Courtyard 12) swimming pool - first half of November 2016 The works on the two remaining swimming pools are being tendered out. The schedule will follow shortly.

Typical home insurance will cover you and your property against: Fire, explosion, lightning, earthquake, storm, flood and much more Leakage of water from water tanks, pipes, fixed apparatus Theft or attempted theft (continued on page 10)

Any interior alterations to your unit may be carried out only with written consent from the manager and should be in line with the guidelines provided. Any damages to common areas as a result of your alteration work will be charged to you. If you are a tenant, your unit will be protected by home insurance that covers your building, not your belongings or your liabilities. This is why it is recommended that you get contents insurance for protecting your personal belongings. Contents Insurance will typically cover: Your personal possessions and valuables Carpets, furniture, appliances and electronics Emergency accommodations (In fact, some contents insurance policies even cover the contents of your refrigerator and freezer!) Contents Insurance Protect your home and your belongings with contents insurance to cover the contents of your unit, such as furniture, electrical appliances, curtains and carpets and paint finishes on walls and ceilings.
/ 11 UNIT WORK PERMIT We have encountered a few incidents in the community where unauthorised contractors were climbing on the rooftops of villas and terraced apartments. They were stopped by security. In order to keep our community safe and enhance the control over all contractors, we request that all residents who plan to carry out any maintenance works within their villas or apartments register at security prior to the commencement of works. The Unit Work Permit Form is available at the security main gate. Residents are requested to fill in the form and submit it to security along with a copy of the trade licence of the contractor and copies of the IDs (identity cards) of the technical staff who will be attending to the maintenance works. Following the above process will help on-site security to better monitor the community and control traffic at the gate. Thank you for your cooperation.
