RENOVATING FOR PROFIT - EMU PLAINS ENTIRE HOUSE - COSMETIC RENOVATION Larissa and her mother Wendy want to renovate their old family home, which is currently owned by Wendy s mother. Unfortunately her mum is currently residing in a nursing home and the house needs to be sold to pay for the continual nursing home costs. The entire house needs to be renovated before it is put on the market and unfortunately there is not a lot of spare cash. So the ladies have called in the help of Cherie Barber to see if she can turn around this entire house, including the front and back gardens for around $30,000. Cherie needs to be strategic so that Larissa and Wendy can sell this family home and relieve the cash burden of continuing nursing home costs.
KEY JOBS Cherie s strategy is to stick to a very tight budget, whilst still renovating the whole property to a modern standard. Removing a wall and repositioning the kitchen to look out over the back yard will also create a new bedroom in the kitchen s previous location, therefore making the property a fourbedroom house and increasing resale value. One extra bedroom can increase the value of a home in this area by up to $30,000. Normally Cherie would recommend that the renovation budget should be about 10% of the value of the property, but in this case Cherie believes about 5% is sufficient for an effective and complete renovation. Demolition Tip: When you re doing demolition, sure you flat stack all the building debris in the skip bin. This will help limit the number of skips you ll need to pay for. A rendered property can turn a dated house into a more modern home. The cost to render a full house is about $10,000, but a partial render, where just the front facade and a couple of meters around the side of the house are covered, is a cheaper option and provides the same effect at a fraction of the budget. To save money installing the new kitchen, Cherie purchased a Kaboodle flatpack kitchen from Bunnings and she and the girls assembled the cabinets themselves. Then a carpenter was engaged to install the kitchen, for about $1,000. Cherie recommends engaging property stylists to fill the home with furniture and décor that complements the renovations. Property styling is an extra expense but it will typically help sell you home faster for a higher price. The work included: Repositioning the kitchen. Frame in wall to create the extra bedroom. Remove one structural wall in lounge room. Refresh existing bathroom. Paint property throughout (internally and externally). Floor sanding throughout. Install skylight in bedroom 4. Roof spraying. Cement render front facade only. Complete landscaping done DIY including new turf and repositioning of existing plants.
