LOCATION Trewinnard House is set in the charming village of Perranwell Station and is conveniently located between Truro and Falmouth. The house occupies a central position within its grounds and is sheltered by trees on all sides. Perranwell Station is a classic example of an English village with a highly regarded primary school, pub, village hall and shop as well as a vintage car garage and cricket ground. The train line, just half a mile from the house, runs between Truro and Falmouth on a regular basis. Falmouth is a lively town with numerous excellent restaurants, a variety of shopping facilities and beautiful beaches along its waterfront. The town is the home of the National Maritime Museum, the Royal Cornwall Yacht Club and one of the deepest natural harbours in the world and has a rich sailing heritage. The universities of Falmouth have attracted students from far and wide and has provided a vitality to the town, inspiring numerous festivals and celebrations of local art and culture. Truro is the administrative, educational and retail centre of Cornwall and hosts the cathedral, the County Court and a wide array of shops and restaurants. A range of schools and colleges are on offer and the railway station is on the mainline to London Paddington.
THE PROPERTY Trewinnard House is Edwardian and originally constructed around 1905. Restored and refurbished by the current owners but retaining many of the original features, the property offers great flexibility, with four reception rooms, a wonderful leisure complex with a heated indoor swimming pool and mature gardens surrounding the house on all sides. The main entrance is beneath a veranda with pretty mosaic flooring. The hallway provides access to a study as well as two reception rooms, both with period features such as marble fireplaces, bay windows and exposed oak flooring. The bespoke farmhouse style kitchen is a delight, adding a twist of modernity in the heart of this family home. There is plenty of storage space, a casual dining area, a centrally placed island and an AGA located under the chimney breast. This space is light and airy with an impressive skylight and French doors leading out on to the patio. Near the kitchen, the formal dining room has a fireplace, exposed wooden flooring and chandeliers. A sun room off the dining room offers access to both the west facing patio and the leisure complex with a 24 heated swimming pool, sauna, two changing rooms and showers. Stairs descend to a snooker room some 26 in length, with raised clubhouse style seating along one wall. At the back of the snooker room, a wine room contains space for around 1,000 bottles. A beautiful turning staircase leads up to the bedroom accommodation which is well appointed, flexible and generous. A master suite with a dressing room and en suite bathroom is located at the rear of the first floor and opens to a roof terrace. The en suite guest bedroom has fabulous views over the grounds. Three further bedrooms and a family bathroom complete the first floor.
Annexe ANNEXE The attached annexe can be entered from the house, the swimming pool or via its own French windows. It is complete with an open plan kitchen / living room opening on to the gardens and a separate double bedroom with an en suite shower room.
GARDENS AND GROUNDS Trewinnard House is approached via a gated private driveway leading past a pretty pond stocked with lilies and gunnera. To the left ample parking is set in front of a triple garage with a workshop, behind which a woodstore flanks a wide space which could be used to store a boat trailer. In front of the house, a mature wooded area provides shade and privacy for the gardens and has pathways running through it, with a beautiful cast iron archway flanked with fine specimens leading back up to the house. Next to the pool house a private west-facing terrace provides the perfect space for outdoor entertaining. A former tennis court is now laid to lawn at the rear of the garden, and flanked by herbaceous borders. The rear of the garden is planted as a kitchen garden with raised beds and additional potting sheds.
