Position Title: Payroll/Personnel Type: Reports to: Stationary Engineer 11 Month (Non-Exempt) HVAC - Maintenance Assistant Manager or Designee Position Summary: This is manual work involving and providing Stationary Engineer services with specific responsibility for identifying repair/replacement needs necessary to maintain/upgrade HVAC equipment and systems; providing necessary information on the proper uses of the equipment and ensuring adequate materials are available to complete assignments in a timely manner. Assist other skilled trades; and ensure that tools and materials are available. Work is assigned and performed in accordance with establish procedures or follows a well defined routine. Work is subject to close inspection in progress or upon completion to insure performance of work is in accordance with established standards or specifications. Essential Functions: Assist and/or supervise in the planning of and safe operation, maintenance and repairs of high pressure gas-fired water tube boilers and auxiliary equipment such as various types of pumps, de-aerating tank, surge tanks, air compressor blowers, electric and or pneumatic operated controls and piping systems for gas, steam and hot water. Normally all work is performed under the supervision of the Stationary Engineer II and is reviewed through conferences, reports and observations of effectiveness of the operation and maintenance of the heating plant. Assist and/or supervise in the boiler room operations involving equipment repair and maintenance (including preventive maintenance), routine housekeeping duties in mechanical and boiler rooms. Responsible for planning and organizing of boiler room operations involving equipment repair and maintenance (including preventive maintenance) and routine housekeeping duties in mechanical and boiler rooms. Assist in the preparation of informal bid proposals for equipment repair or replacement. Visit site to check repair or replacement work in progress and approve completed work before authorizing final payment to outside vendors or contractors. Operates steam and hot water boilers and auxiliary equipment such as pumps, blowers, compressors and generators to fuel, water and power boilers, operates emergency fire pumps. Performs preventive maintenance and inspects equipment to ensure power water level, steam pressure, temperature and other gauges to ensure safe, efficient operation. Monitors and inspects equipment to ensure proper water level, steam pressure, temperature and other gauges to ensure safe, efficient operations. Reviews engineering logs involving equipment to ensure proper water level, steam pressure, temperature and to ensure safe, efficient operation. Takes and/or reviews samples of water to check alkalinity, softness, bacteria and conductivity. Chemically treats water based on test results and in accordance with the water treatment program developed for the respective system (hot water, chilled water or steam). Inspects, regulates, tests and makes emergency and/or repairs to boilers, pumps and other equipment to include cooling towers and other chilled/hot water steam system equipment by packing pumps, and steam fittings, rebuilding valves, replacing worn parts, re-tubing and accomplishment of other major repairs to this equipment. Monitors all controls equipment and piping systems for proper operation by maintaining proper pressures, temperatures and flows; oversees and participates in the inspection, maintenance (to include preventive maintenance) and/or repairs of all equipment used in steam and hot water generating plants as well as water treatment and water softening equipment/systems used in chilled water, hot water and steam systems. Reviews all recorded documentation on equipment records for all controls equipment and piping systems to ensure proper operation by maintaining correct pressures, temperatures and flows; oversees and participates in the inspection, maintenance (to include preventive maintenance) and repairs of all equipment used in steam and hot water generating plants as well as water treatment and water softening equipment/systems used in chilled water, hot water and steam systems. Apply contaminant/legionnaire Disease Prevention Gels in Chiller systems (Air Quality approximately 3000 units). Service swimming pools daily (filling, cleaning, chemical treatment, back washing and temperature control, etc.) under direct supervision of department of Public Health. Responsible for Fire Alarm System Testing- Fire Drill Reports (Fire Department Requirement- 10 times annually). Reviews inspection forms for Fire Alarm System Testing-Fire Drill Reports (Fire Department Requirement-10 times annually). Inspections and tagging of Fire Extinguisher s throughout locations (monthly inspections). Reviews all documentation done on inspections and tagging of Fire Extinguisher s throughout locations (monthly inspections or 2x year). Dismantling and cleaning of boilers for annual inspection. Replace and remove appurtenances after repairs in preparation for heating season. Inspects all work done on the dismantling and cleaning of boilers for annual inspection. Reviews all reports regarding of winterization of buildings and equipment and reviews all repairs done on minor equipment. Prepares specifications for annual contracts involving pest control in all building is the school district. Investigates heating and cooling complaints from the building principals and takes corrective actions as required. Set-up public address and scoreboard systems at all high school athletic events. Maintain scoreboard system and make repairs and replace lamps as required. Maintain all stages of filtered ventilation. Oversee secondary equipment to boilers, pumps and low water cut-off. Check all closed buildings-(gas meters, boilers and sprinkler systems). Checked combustion air ducts for bird nests and any other debris. Checked all free HVAC stats units during the season. Check timers on boilers so they will not run 24 hours. Back flush all HVAC heat pumps and replace strainers as needed. Assist in oversight and direction work of engineers. Assist in responding to the scene of emergencies and coordinate with representatives of utilities and emergency responders including fire marshals, health department, mechanical inspectors, state fire marshals, police and fire departments. Assist in acting as representative of district with contractors for boiler repair, elevator repair and emergency service, boiler chemicals, sprinkler inspection, backflow inspection, fire extinguisher replacement, swimming pool necessities and hazardous waste. Required Education and Experience: Graduation from general or technical high school, and/or Associate or Technical degree preferred. Knowledge, Skills, and Abilities after 2 years: Knowledge of design techniques and instruments involved in the production and use of precision technical plans, blueprints, drawings, and models. Knowledge of materials, methods, and the appropriate tools to construct objects, structures and buildings. Knowledge of equipment, tools, mechanical devices, and their uses to produce motion, light, power, technology and other applications. software, including building automation systems. Ability to work with numbers, their operations, and interrelationship including arithmetic, algebra, geometry, calculus, statistics, and their applications. Considerable knowledge of the standard practices, methods, tools and equipment of the HVAC trade. Knowledge of hazards and safety precaution of the HVAC trade. Ability to work from blueprints, sketches and specifications. Ability to read and understand information and ideas presented in writing Skill in the use of the tools and equipment of the HVAC trade. Ability to understand and carry out oral and written instructions Physical Requirements: Standing, walking, sitting, climbing, stooping or crouching, kneeling, reaching, pushing, grasping, talking and hearing. Clarity of vision at 20 feet or more and 20 inches or less, bring objects into sharp focus and see up and down or to the right or left while fixed on a point. Medium work exert up to 10 pounds of force continuously and/or over 60 pounds of force frequently to lift, carry, push, pull or otherwise move objects including the human body. Must be physically able to operate a motor vehicle and have a valid driver s license Light Work usually requires walking or standing to a signification degree Working Conditions and Environment: Work is routinely performed inside and outside conditions.
