Accommodation Procedures - updated 12/4/17 (to be read along with Cathedral Place Management By- Laws) Payment of bond is contractual acceptance of these procedures and rules. Contact Details. Dear All, Firstly, we wish you a pleasant stay in the flats and we hope you will enjoy your time here and in Australia. Many people have passed through and enjoyed staying here. The flats are perfectly located in the centre of Brisbane and are ideal for International Students. Your accommodation fee includes: - all bills in the flat - Incendiaries: toilet paper, soap, dishwashing liquid, laundry powder, disinfectant. - English Tuition services as per your contract. - We ask you to use our flat as you would a house you own and to treat the equipment provided with respect including the material belongings of others. In order for you to get the most out of it, we recommend you to follow these few simple procedures. This will avoid any misunderstandings with other flatmates and will ensure that the apartment stays in good order. 1. General Procedures The Flat Manager is in authority in the flats and will require you to follow the Procedures at all times during your stay. Your bond is acceptance of this contract. 1.1 No Smoking.
1.2 No loud noises or disturbances after 9.30pm (respect some of us have to work and study long days and require a good night's sleep). 1.3 No parties are allowed without approval of the owner. 1.4 No overnight guests are allowed, unless approved by the owner. 1.5 No bad language, excessive alcohol abuse or drugs on the premises (including marihuana). 1.6 Use the door knob, do not slam the doors! 1.7 Do not use wash machine after 9.30 pm. 1.8 If you are using a computer to talk to your family at night, please respect those who wish to sleep by keeping the noise down 1.9 Rent to be paid Thursday two weeks in advance. Late payment fee $5 is charged per day, we will not chase you. 1.10. Report to Flat Manager any broken or malfunctioning items. 1.11 Keep the apartments clean and tidy at all times, if you are not doing so, fines will apply. 1.12 Show respect for the needs of the neighbors as you would like them to be considerate of your needs 1.13 If you see or know of other tenants breaking these Procedures, you are responsible to report it to owner. 1.14 Ensure the safety of yourself and others 1.15 Inform the Flat Manager of your whereabouts when on holidays, trips, duration and date of the arrival and departure. 1.16 Provide the Flat Manager with your contact details and contact in case of an emergency. 1.17 Please do not leave your personal items unsecured. Anything lost or stolen is your own risk and responsibility 1.18 Please close the windows once you leave the flat for safety and weather reasons. Please turn off air conditioner and electrical items 1.19 There is no insurance on your items. It is expected you have travel
insurance or have insured your items. 2.0 Bedroom: 2.1 Bedrooms to be cleaned on a weekly basis (inspection if necessary). 2.1 No food in rooms permitted, you are to eat and drink in Kitchen/Living room, outside area only. 2.2 No visitors overnight are permitted without permission. 2.3 Please respect your room mate and don't watch movies or make loud conversations when they are trying to sleep. 3.0 Kitchen: 3.1 You are provided with space in the fridge and cupboard. Keep your belongings in these areas. 3.2 Keep an eye on your food and be aware of when it goes off, otherwise if rotten it will end up in the bin. Empty and clean the fridge once in two weeks. 3.3 Thoroughly clean plates, and dishes etc with washing up liquid, straight after you finish using them. Do not leave this for later, even if you are in hurry. Manage your time so that you can always fulfill this duty. 3.4 If you are not doing this appropriately and someone else has to clean on your behalf, you will be charged a penalty, which may be deducted from your bond. 4.0 Bathroom: 4.1 Use shower cubicle to shower in! If the bathroom is flooded with water after you use it, you are to mop the floor after yourself. 4.2 Always flush the toilet after each use and turn off the water taps properly, so that no water is dripping. 4.3 Keep your items in your area and don't leave wet towels or dirty clothes lying around. 4.4 report to Flat manager any toilet paper needed. 5.0 Utility areas: 5.1 Washing machine read manual on how to use it. Control your turn,
empty wash machine as soon as your cycle is finished. Remember to empty the filter. If you are the last one to use wash machine, keep the door open to ensure air. 5.2 Iron & ironing board when finished with iron, turn off and unplug from the wall and return. 6.0 Wi-fi area: 6.1 WIFI provided for those with their own device login and password attached on the modem. 6.2 Make sure it is not to be used to play games on! 6.3 Non residents are not authorized to use the Internet. 6.4 You are not allowed to: download pirate software temper with use of the wifi cable connection is not allowed 7.0 Common Areas: 7.1 When you are leaving common areas, always: - Turn off the lights, air-conditioner/ heaters and TV. - Make sure everything is nice and tidy. - Close all the windows and doors (theft, animals & insect). Double lock the patio door. 7.2 Everyone will take turn in cleaning common areas. Please see the roster advised by the Flat Manager. The flat is to be cleaned each week. 7.3 Ensure there is no excessive waste or usage of water, electricity, gas. 7.4 You are not allowed to bring any other furniture into the house or apartment without permission from the Flat Manager. 8.0 Veranda: 8.1 Keep the noise down after 9.30pm, please respect your neighbors. 8.2 Animals and pets are forbidden in any part of the properties
9.0 Swimming pool - please see Cathedral Place By Laws 10.0 Cleaning Roster: 10.1 In the house: Every student/ tenant also participates on the cleaning task to keep the apartment clean and tidy. 10.2 In the bedrooms: (this task is your private and own responsibility once a week and managers can check it in the presence of the tenant any time) 10.3 Remove dust from furniture and clean the windows. Use the hover and mop to remove dust from the floor. 10.4 In the bathroom: Disinfect toilet, shower, bath tub, sink, taps and the floor Clean walls, glass doors and floor where dirty as well as bathroom cupboard Empty and disinfect the bin buckets Do not take long showers and prevent excessive usage of water Close the tabs properly to avoid any leakage 10.5 In the kitchen: Thoroughly clean plates and dishes with washing up liquid after each use Clean the under-dishes, tray, working surface, sink and the bench Put away dishes, plates, cutlery when dry (not while still wet) whenever drainer is full (once a day is not enough) to insure all of it dries properly Wipe all the kitchen surfaces, kitchen bench, table whenever it s not clean and it needs attention Clean/wash up cooker at the end of the day including the extractor Clean Microwave oven (inside and out) Clean inside the oven (using Mr. Muscle, read the instructions) Clean both toasters inside and out Sweep the floor when needed 10.6 In the sitting/living room: Clean / wipe living room table Wash the floor by using the mop or vaccum Remove the dust and wipe the sofa
10.7 Rubbish: Empty the rubbish bin when full. Do not leave it for someone else. Clean the bin when dirty Clean bin surroundings (wall and counter) from food marks 10.8 Outside: Sweep the outside area, dust off table, floor and chairs Mop as well and make sure water does not drop off balcony Keep the house and surrounding areas clean and tidy If you don t take your turn or don t do a good job you will be asked to fix it or you will have to pay $50 to help cover the cost of someone else doing your cleaning. 11.0 Moving in and out Process: 11.1 Bond in amount of $360 is required upon arrival/moving in. 11.2 Minimum Three months contract 11.3 After three months - one month notice is required when moving out, if not, Bond will be deducted. Provide Flat Manager with notice via email or text and ensure a reply to acknowledge date. 11.4 In case of moving out during the three month period we keep your bond to cover your rent. 11.5 Your bond refund will be transferred into your Australian bank account within one week of your departure. If it becomes necessary to transfer the bond refund to your overseas bank account any transfer and bank fees will be paid for by you. 11.6 You can not find someone to replace you; nor can you sublet your bed. 12.0 Moving out duty involves: Wash up all bed linen Clean up bedroom, bathroom, fridges and cupboard that you used. Return keys Please remove all your personal items when moving out and make sure you take everything with you (including FOOD). It is your responsibility to check for your belongings before you move out from the house and you return the house key. 12.1 If your room is not in the same state as it was when you arrived (nice and clean), and we have to arrange cleaner to do this for you, penalty charge will apply (cleaning arranged by house manager fee as per agreement, cleaning by professional cleaner - $ 50). This may be deducted from your bond. 12.2 You are to pay the outstanding balance of the Bond even if you were charged the penalty. 12.3 If you lose new key and swipe you're charged. THIS COULD BE IN EXCESS OF $300 12.4 The Flat Manager reserves the right to ask you to change the room if space for female or for male or for a couple required. 12.5 Bond will be transferred into your account within 7 working days on provision of your bank details to the Principal. (lachlan@pollardenglish.com) 12.6 The owner or Flat Manager can give you two weeks' notice to move out. 13.0 In case of damages: 13.1 If you break small items (like mugs, glassware or plates) you are welcome to replace it with the same quality item without being charged a penalty. 13.2 Fees/penalties can be deducted from the bond refund if cleaning is not efficient or there was damage to property. If one of your guests breaks something you are liable to pay for it. 13.3 The tenant is responsible for damaged walls due to bad weather or rain when leaving the windows open. Fees apply. 13.4 Otherwise, for breaking or damaging the house equipment cost of replacement will apply. 14.0 Parking Visitor parking is located underneath and needs to be paid for. The car parking spaces for the apartments are allocated to the Principal and
Flat Manager. No other cars can park in these spots and will be removed if parked in the space (Cost $400) 15.0 Visitors You are welcome to have visitors come and enjoy the pool and barbeque area (in accordance with the Cathedral Place Management By-Laws) but we ask that you respect the privacy of your flatmates and understand they may be studying or sleeping. No overnight guests or parties are permitted without permission from the Owner. 16. Photographs Photographs of you and your personal belongings may be used in promotional materials of Pollard English Language Centre. Please advise if you do not wish for your image to be used.
