SITUATION Treviades Barton is set between Port Navas and Constantine, on the north side of the Helford River. Constantine is a busy village with a well regarded primary school, a popular store/delicatessen with a nationally renowned range of fine wines and spirits, doctors surgery, a local shop and post office, pub, doctors surgery, performing arts venue and church. Port Navas, on the banks of Port Navas Creek, has a yacht club, church and riding stables. The Helford River is one of the most beautiful, historic and unspoilt rivers in Cornwall, with its deep valleys, ancient oak forests and hidden creeks that cut inland along this sheltered part of the south Cornwall coast. It was renowned as a haven for pirates and inspired many writers, famously Daphne du Maurier with her Frenchman s Creek novel. There are many small quays and secluded coves on the river to visit by boat, while a pedestrian ferry links the north and south banks. The area offers safe swimming and sailing facilities and a wonderful natural harbour from which to explore the south Cornish coast, much of which is owned and protected by the National Trust. As well as having fine coastal walks and creek paths, the area also has a mild climate suited to many sub-tropical plants, as the famous gardens of Glendurgan and Trebah illustrate so well. The vibrant university town of Falmouth, with its beaches, yacht marinas, National Maritime Museum, varied restaurants and The Royal Cornwall Yacht Club is just seven miles away and has a variety of primary and secondary schools. The cathedral city of Truro is approximately 12.5 miles away and provides an excellent range of shopping and schooling facilities together with a mainline rail link to London Paddington. Cornwall Airport (Newquay) provides three daily return flights to London Gatwick, along with other domestic and international destinations.

THE PROPERTY Set within beautiful gardens and just a short distance from the peaceful Helford River, Treviades Barton is a charming Grade II* Listed home. The house has far reaching views to the south, taking in the rolling countryside of the Lizard Peninsula and with glimpses of the Helford River. Originally a manor dating from the 16th century, Treviades Barton was remodelled in the late 18th century. It is understood that there has been a settlement at this location since the 14th century, which at the time was owned by the Trevyados family, then later the Trefusis family who held it until the early 20th century. The property is accessed through a beautiful wisteria hung internal courtyard, surrounded on three sides by the house and a high, gated wall to the fourth. The slate flagstone pathway leads to the main entrance. The inner hallway has doors through to the kitchen and formal reception hall. The kitchen/breakfast room has a bespoke Rozen kitchen, granite worktops, AGA, double Belfast sink, a large island unit, built-in double-height fridge and hidden storage. The room has sash windows over the courtyard with window seats, a door to the rear garden and an open fireplace. From the kitchen a lockable door leads into the guest accommodation utility. The study has dual aspect views over the gardens to the east and has a stone mullion window to the south, a log and coal burner and French doors out to the garden. Off the study is a boot room/laundry with storage, a Belfast sink, wine store, door to the garden and a separate gardener s loo. The drawing room has south facing views through two large recessed sash windows, with window seats, over the walled garden and towards the Lizard Peninsula. The room is half panelled and has two fireplaces, one with a Jetmaster fire. French doors lead to a granite porch, giving access to the walled garden. The triple aspect dining room has oak panelling in the most part, with some original exposed granite walls. There is a large fireplace with a granite surround and a period lintel above the doorway. A turning staircase with large original window leads to the first floor galleried landing; there are two bedrooms with built in storage, window seats and south facing views, a bathroom and hallway with storage. The main bedroom has built in wardrobes and windows overlooking the garden to the south. A dressing room (which could be used as a further bedroom), has dual aspect windows to the south and east, built in wardrobes and a window seat overlooking the garden. The spacious main bathroom has double wash hand basins, shower, bidet, large bath with marble surrounds and a walk-in airing cupboard, while the windows overlook the gardens. Bedroom four has an en suite shower room, views over the courtyard and a large storage area. The guest accommodation has two bedrooms, one with a large window with westerly views towards the Helford River. There is also a bathroom and an airing cupboard on the landing. The ground floor is adjacent to the main kitchen, and forms an open plan living space with separate front door. There is a kitchen area with oven point, sink and cupboards, a living space with a wood burner and a downstairs laundry room with W.C. and storage.

GARDENS AND GROUNDS The gardens at Treviades Barton wrap around the majority of the house and are very well maintained and much loved. To the south side of the house is a walled garden with a lawn, separated from the house by a cobbled terrace. A gateway leads to the eastern side of the house which features extensive and well established beds, with pathways leading between the beds and to a rose garden. Cornish stone walls separate different parts of the garden, with steps leading up to a lawned terrace, with a croquet lawn on the next level. A productive vegetable garden is located at the eastern end of the croquet lawn; the beds, fruit cages and wood/glass greenhouse produce a wide range of fruit and vegetables, including berries, asparagus, various pulses and fennel. To the north of the greenhouse is a copse and access to paddocks. There is further land across the lane from the house, which offers views to the west and south towards the Helford River and the Lizard Peninsula.
