Mid level : Front door (right) opens to spacious kitchen (below) and living room (next page). Built ~1860, the original structure consisted of the current kitchen and living room only. The first addition was made in 1901 and the next one tripled the size of the house in 1997. The spaces were designed to raise a family in and provide additional work/ recreation space. The kitchen leads into the dining room. 3
108 3rd. St. Mineral Point, Wisconsin. Front door entry to the 1800 s historic section, living room and kitchen (previously shown). Corridors, lower level and dining room are of new construction in traditional styles. Two rooms off the living room were add-ons in 1901. They have updated electric and windows. This office (above) was our son s bedroom through kindergarten. Just off of the living room, it is small but serviceable. It is one of the 2 remaining rooms built in 1901. 4
This room (above), adjacent to the office, is larger and can also serve as a bedroom. It is the other 1901 add-on and opens onto the screened in porch, also accessed from the room below. This is one of two rooms off of the dining room (previously shown). It has a walk in closet and can serve as a bedroom but is ideal as a study because it allows access to the top floor, the screened in porch and small deck (right). 5
108 3rd St., Mineral Point. Top floor, third floor from walk out lowest level: Master suite occupies entire top level. Solid new hickory floor, oak closets, tiled bathroom with shower and side study. Country view to the east. 6
Back down to the mid-level: This room is off of the dining room and adjacent to the study which led to the top floor. Both doors are recycled from the original house during construction of the 1997 addition. Windows access green space in both directions. 7
108 3rd. St., Mineral Point. Left; from center of back yard. The house is built into a south facing slope. Three levels are seen from the rear, one from the front. Below; Terraced west side yard, this view is to the north. Graded for source point storm water infiltration. Retains moisture but does not flood. 4% incline away from house, ~ 15% incline front yard to rear alley. Bottom; Lower brick patio, arbor and modest greenhouse on left. View from inside sliding glass door on right, includes original 1860 ground stone. Left; Screened in porch on east side of house at mid level. 8
The original basement from the 1800 s is accessed through the rear of the newer lowest level bathroom. The concrete floor was poured in the 1950 s, with a drain which receives water from the 18 year-old forced air furnace. Drain and furnace are in excellent condition. The original stone walls are also in fine shape. Below; Solar heated water tank, 120 gallons, feeds the electric back up tank (60?) gallons. The electric tank is turned off for about 1/3 of the year, and only runs briefly on occasion for another 1/3 of the year. It runs more regularly during extended grey and very cold periods of the year. The vintage Maytag washer, dryer, and the iris stained glass window between toilet and bath do not come with the house. Right; Closed loop natural gas water heater for radiant heat in tiled floor at lowest level of home. The floor is gently warm to the feet and rises through the house, becoming cooler on the top floor. When night temps are in the 30 s the master suite stays in the mid 60 s with only this heat source. Much of the time it is the only heat in use.
