Anyone wishing to have an issue placed on the agenda must request it in writing and supply management with the necessary paperwork by the Thursday before the meeting. The next Board of Trustees Meeting is scheduled for Thursday, November 21 st at 7:00 pm at the clubhouse. Reminders, Reminders, Reminders HOSES All garden hoses must be neatly wound up on a hose caddy from April 1st through October 31 st. Hoses must be stored inside from November 1 st through March 31 st. No reel is to be attached to any portion of the building or privacy fence. Also, please be sure to winterize your exterior spigot by November 1 st to prevent the possibility of freezing. HOLIDAY DECORATION GUIDELINES Residents may display holiday decorations during appropriate times only. Residents are reminded that winter decorations should be removed by January 15 th. All other decorations for various holidays should be removed within two (2) weeks of the holiday date. FIREWOOD Firewood may be stored on patios, balconies or decks between October 1 st and April 1st of each year. Firewood must be stored in a 36-inch black ring log holder, or the like. One ring allowed per unit. Between April 1 st and October 1 st of each year, the ring may be stored on the patio/balcony/ deck but must remain empty. Rings must be stored at least two (2) feet from the unit walls. No splitting or chopping of firewood will be permitted on the premises. WARM UP TIME When temperatures drop, heating systems start their winter duty. Now is the time to get them serviced to avoid unpleasant surprises later. DRYER VENTS Residents are reminded that they must have their dryer vents cleaned bi-annually. Vents are to be cleaned by the 31 st of October on EVEN numbered years (i.e. 2012, 2014, etc ) Proof of cleaning must be submitted to the Association office. Failure to submit proof of cleaning by the required date will result in a $500.00 fine. The build-up of lint can cause dryers to overheat and not work properly, most of all, this can cause a fire. If you are a renter you are still responsible for getting this cleaning done. Please advise your landlord. Since we are giving everyone a year notice, there are no exceptions this year! FIREPLACES All unit owners with fireplaces are required to have their chimney inspected and/or cleaned every other year by a qualified inspector. Since we are giving everyone a year notice, there are no exceptions this year! Proof of such an inspection/cleaning must be kept on file with the Association office (owners are required to provide a copy to the property manager). Keep in mind that these inspections must be done whether the fireplace is actually USED OR NOT. In the event a unit owner converted a wood burning fireplace to a sealed, gas fireplace, proof that the installation was per manufacturer and industry standards is to be provided to management reflecting that no maintenance and or repairs were or are necessary. If the Unit is sold and there is a change of title, the aforementioned Affidavit shall be provided to management by the seller. Unit owners found in violation of this rule are subject to a fine of $500.00 in addition to the compliance to the rule. Parking There appears to be some issues with unmarked spaces within the community. Unmarked spaces are used on a first come first serve basis and do not belong to a particular unit owner. Residents must inform all visitors of our parking rules. Vehicles illegally parked can be towed at the owner s expense. Any vehicle parked on the common property in violation of the rules and regulations adopted by the Board of Trustees, or any vehicle which has been parked on the common property for more than 30 days without being moved or which is found to have either no registration or a registration which has expired for more than 30 days will be towed by a company engaged by the Association for the purpose at the owners expense. The only vehicles permitted to park overnight are passenger-type cars, station wagons, passenger vans and two-wheeled, motorized 4 EMERGENCY SERVICE vehicles. In order to eliminate the potential damage to the parking surface all motorcycles parking within the confines of the community must have a device specifically designed for a motorcycle kick stand. No buses, mini buses, recreational vehicles (boats, boat trailers, campers, house trailers, motor homes, etc.) or commercial vehicles will be allowed to park on the site without special, temporary permission of the board. Due to the amount of vehicles on the property that are not registered and/or inoperable, the Board of Trustees has adopted a Towing Resolution. Towing will be done by Rescue Workers, 107 Egel Avenue, Middlesex, NJ, 08846, 732-469-7880. Snowbirds What is a snowbird? It is someone who goes south for the winter and returns with the warm weather, usually around April. When these homeowners leave their home there are several suggestions we have for them. Preparation is critical when second-home condos are vacated. It is suggested that homeowners keep their windows and doors locked and turn their heat up to a safe temperature. Prior to leaving, we suggest that Unit owners check every part of their home to make sure that everything is functioning as it should, that there are no leaky faucets, as they can become severe and cause extensive damage. Most important, please call the property manager at 908-707-0760 to leave the name of someone who will be checking on your home while you are gone in case of an emergency. The best way to avoid problematic security and maintenance issues is for unit owners to provide out-of-state or out-of-country contact information as the official record with the property manager. Then all notices and official communications can and should be fully informed.
