ROUNDWOOD Roundwood is an impressive Victorian residence dating back to around 1870 with late Georgian features. It has a handsome double fronted façade with a pillared covered entrance and tall sash window suggestive of the elegant grandeur within. The house has been in the same family since the 1940s and has the welcoming and warm ambience of a country home which has been enjoyed and appreciated by generations through the years. As such this rarely-available house has had a very private history. Roundwood comprises two storeys of flexible and refined accommodation with four principal reception rooms and nine first floor bedrooms. There is additional accommodation which might be re-configured to create a ground floor integral annexe; upstairs the bedrooms could be reduced to create suites. The attic space is also substantial and presents further opportunity for expansion of living space (subject to consent). The superior and refined features throughout Roundwood have been carefully maintained to ensure it remains a fine period residence of enormous character with high ceilings, tall sash windows, ornamental cornicing, ornate panelling and plasterwork, with original carved fireplaces in a number of rooms. GROUND FLOOR Roundwood is entered through a heavy front door which opens to the impressive reception hall which features the period staircase rising to the galleried first floor landing with a wonderful roof lantern above creating a naturally light space.

The reception rooms predominantly have southerly aspects and are located adjacent to each other, presenting as ideal for entertaining or informal family living. These are quite magnificent rooms: the drawing room boasts floor-to-ceiling bay windows offering panoramic views over the gardens, a period open fireplace and panelled walls. The adjacent library is a wonderfully formal room with a herringbone wood floor, oak panelled walls and ornate beams indicating the house s history. It too has an open fireplace and tall sash windows overlooking the gardens. The family room is a spacious and relaxed room with double aspect views and French doors to the sun terrace, whilst the dining room offers a refined space for dinner, with display cabinets and fitted alcoves forming a splendid backdrop to both informal and formal entertaining. All these rooms offer the opportunity to appreciate the glorious outlook and colour of the gardens.

The kitchen is a bright and warm room with high ceilings and a central island with a view over the frontage. The pale painted units are bespoke, fitted with integral appliances and topped with granite and there is space for a breakfast table. To one side of the kitchen is the office with fitted cupboards including a lockable fitted wine store. This area leads on to the more informal areas of the house, with the second staircase and the rear entrance.

FIRST FLOOR The sweeping staircase curves round to a half landing where it splits, leading to a lower landing with five bedrooms of varying sizes and two bathrooms. The upper landing is of a proportion befitting a house of this standing with the wonderful central roof lantern and a galleried walkway above providing attic access. This principal landing leads to four well-proportioned bedrooms including the 25 L-shaped master bedroom which enjoys a stunning outlook over the grounds and woodland beyond and benefits from a wealth of fitted wardrobes and a spacious en suite bathroom with both shower and bath. In addition there is a guest bedroom with en suite bathroom, fine panelled ceiling, fireplace and bay windows overlooking the gardens. There are two further double bedrooms all with fitted wardrobes and period fireplaces.

OUTSIDE Roundwood is set within impressive and mature private grounds and accessed via wrought iron double gates, leading to the sweeping driveway which winds through the wonderful grounds to the parking area to the front of the main house. There is a second access point off the Sunninghill Road with double gates which open to the shingle driveway and provides the nearest road access for The Cottages, situated to the north of the grounds at Roundwood. There are a number of parking areas for numerous vehicles, adjacent to The Cottages and the garage block, and a further field that can be used for largescale parking if required. GARDENS AND GROUNDS The mature and extensive grounds at Roundwood are private and secluded with outstanding features. There are acres of pretty woodland with meandering pathways throughout, perfect for lazy walks and family adventures. The well-stocked shrubberies host stunning collections of colourful azaleas and spectacular rhododendrons of the brightest reds, pinks, purples and whites. An orchard, fields and parkland with magnificent trees, formal gardens with extensive lawns and a pergola decked with wisteria further enhance the stunning setting. A raised paved sun terrace, perfect for relaxation or summer entertaining, surrounds the rear and side of Roundwood with the house s grand façade adorned with clipped white and lilac wisteria creating a magnificent impression.

THE LODGE (CURRENTLY LET ON AN ASSURED SHORTHOLD TENANCY) A wonderful and characterful detached Victorian Lodge House situated near to one of the access points. It has 3 bedrooms, 2 receptions and 2 bath/shower rooms with parking and private garden. THE BUNGALOW An attractive single-storey house adjoining the stable and garaging, with versatile living space, currently laid out to provide 2 bedrooms and 2 reception rooms, parking and private garden. THE COTTAGE (CURRENTLY USED AS STAFF ACCOMMODATION) A detached house surrounded by gardens, comprising 2 bedrooms, 2 reception rooms, parking and private garden. THE COACH HOUSE Built in the same period as Roundwood, The Coach House is presently used for storage but offers two storey accommodation with potential to provide further living space (subject to any necessary planning consents). THE OUTBUILDINGS THE DAIRY A pretty detached octagonal store room situated near to the rear of Roundwood in an enclosed rear courtyard, brick built with a pitched roof. THE GARAGES Brick built and offering a combined total of about 900 sq.ft, the garages are also useful stores or could be converted for further accommodation (subject to consent).
