SECONDARY PLAN PURPOSE AND PROCESS The purpose of this project is to prepare secondary plans for the City s main intensification areas: Galt City Centre Preston Towne Centre Main St. and Dundas St. South Area Hespeler Village & Queen St. West Node Hespeler Road Corridor Coronation Blvd. and Dundas St. North Area Tonight s session will focus on the Hespeler Road Corridor and the Coronation Blvd. and Dundas St. North Area Secondary Plans. WHAT IS A SECONDARY PLAN? Cambridge s Official Plan provides the overall vision and policies for managing growth, protecting resources, directing infrastructure investment and promoting economic development for all lands in the City. Secondary Plans implement the policies of the Official Plan by providing more detailed plans for specific areas within the City, such as a neighbourhood or corridor. The Secondary Plans being developed in this exercise allow the City to: Plan for how intensification is distributed across the City s Redevelopment & Land Use Change built-up area Implement Provincial and Regional growth and development policy Coordinate land use planning with transportation/transit investment, e.g. the ION LRT and BRT investments and Guidance for Infrastructure Investment Secondary Planning Urban Design & Public Realm Improvements (parks, streetscapes, etc.) possible GO Train extension to Cambridge Engage the community through a comprehensive public process, as shown below: We are Here Stakeholder Session Public Event Public Meeting (Planning Act) Transportation & Transit Improvements Environmental Protection & Enhancements 1. HESPELER ROAD SECONDARY PLAN LAND USE PLANNING CONTEXT Nodes & Regeneration Areas Map of the strategic nodes and regeneration areas identified in the City s Official Plan contained in the study area? Regeneration Areas are areas within the city where the land use is transitioning from the existing use to another type of use, within a reasonable planning period. HESPELER ROAD SECONDARY PLAN TRANSPORTATION PLANNING CONTEXT Stage 2 of the ION expansion plan includes connections to the Hespeler Road Study Area, with three stops identified at Pinebush Road, Cambridge Centre Mall and Can-Amera Parkway. CORONATION BOULEVARD AND DUNDAS ST. NORTH SECONDARY PLAN STUDY AREA AREA 1 Cavalry Church, located in a predominantly residential and low density commercial area. Street conditions along Hespeler Road, facing north towards Wauchope Avenue. Stable residential neighbourhood east of the Railway corridor. AREA 2 Big box commercial uses along Hespeler Road at the Delta Centre, intersection of Hespeler Road and Dundas St.North. View along Hespeler Road, showing industry (BWXT, right) and residential (left). AREA 4 AREA 3 Rail crossing at Samuelson Street, east of Dundas Street. Manchester Public School, located in the centre of Area 2. Light industrial and commercial uses along Beverly Street Commercial and residential uses, north side of Samuelson Street.
