Situation West Cornwall. There is something quite magical and individual about this area of the county and is occasionally referred to as the Wild West. Captivating dramatic coastal scenery with smugglers coves, stunning beaches and traditional fishing villages define this timeless corner of Cornwall. In land heathland covers historic mining settlements and much of the land is actively farmed to this day. To the South lies the famous Minack Theatre sat high above the sea on a rocky granite outcrop. St. Just, once the mining centre of the peninsula rich in heritage, has a strong sense of community and an artistic scene. It is home to Cape Cornwall School, awarded a specialist arts status, and offers what one would expect in a traditional Cornish village: food stores, pubs, a post office, restaurants and art galleries. Penzance, is an historic port standing on the south facing shores of Mount s Bay dominated by the beautiful St Michael s Mount. With one of the mildest climates in the country the gardens in the area display an abundance of palm trees and sub tropical plants. A bohemian art scene with three world class galleries as well as a good selection of day to day conveniences characterises the town. The south west coastal path offers miles of stunning scenery as well as leading onto two of Cornwall s finest surfing beaches, Sennen and Gwenver. There are three superb links golf courses within easy reach, all in spectacular locations. This area is fast developing as a culinary hub noted for its seafood and fine restaurants including the award-winning Gurnards Head Inn, Ben s Cornish Kitchen in Marazion, The Old Coastguard in Mousehole and Ben Tunnicliffe s at Sennen Cove. Communications to Cornwall are mostly dual carriageway with the A30 from the M5 at Exeter to Penzance. The London Paddington- Penzance mainline ends overlooking Mount s Bay just yards from the sea. Cornwall Airport (Newquay) offers daily flights to London Gatwick as well as to many other European seasonal destinations.

The Property Botrea House is a rustic and thoroughly charming property offering versatile accommodation and further potential set in a rural far western Cornish location, far from the madding crowd but within easy reach of the local sites and amenities. An enclosed entrance courtyard leads to the main entrance with exposed granite porch. The large reception hallway leads to the kitchen/dining room with its glazed extension. This room is defined by the extraordinary Inglenook fireplace incorporating an original wood fired oven and furze cupboard together with a contemporary woodburner, there is enough space for two to sit either side, perfect for those stormy nights. Reclaimed granite lintels, believed to be sourced from a nearby ancient chapel, provide the link to the superb 29 sitting room with exposed painted beams, charming recesses and a Morso woodburner. Both the kitchen/dining room and the sitting room enjoy direct access to the front garden. Leading on from the spacious reception hallway is a study, a spacious utility area with plenty of room to store surf boards, wetsuits etc, a WC and a games room. Upstairs is arranged into three bedroom areas. The first, accessed from the main staircase, has two double bedrooms and a shower room. Through an internal doorway the second area has two additional bedrooms which share the use of a family bathroom. All bedrooms enjoy glorious views over the grounds and out toward the countryside. Leading into the first floor annexe there is a double bedroom, shower room, an open plan living room/kitchen with an impressive centrally placed wood burner in the sitting room. At the far end of the living room, with its vaulted ceiling, is a cleverly extended stone-built area allowing access to the outside.

Garden Store Attached to the side of the main house at the kitchen end, is a two storey stone building, providing useful storage space but with potential for conversion subject to planning permission. Detached two Storey Barn Within the grounds is an attractive two storey barn/stable building, with scantile roof. Planning consent was granted in 1996 for its conversion and extention to form a dwelling and to provide improved access on to the A3071. In 2001 council confirmed a technical start on the development had been made such that the consent would last in perpetuity. Gardens and Grounds In all there are around 28.5 acres of gardens, grounds and woodland with the house positioned at the head. To the south side of the house the garden is laid to lawn with a variety of beautiful plants and scrubs and the gardens extend around the side of the property. There are three parking areas providing space for several vehicles. Services Mains water, private drainage. Mains electricity. Oil fired central heating. Viewing Strictly by appointment with Savills. Directions From Penzance, follow signs for St Just and travel west along the A3071 passing through the village of Newbridge.
