Worcestershire/Gloucestershire Borders Luggers Hall is situated behind walled gardens off Springfield Lane, a sought after peaceful location, yet within walking distance of the High Street and amenities. Broadway, once described as the Show Village of England nestles at the foot of the Cotswold Hills, at the very southern tip of Worcestershire. Its houses of honey coloured Cotswold stone of different styles and periods, whether Tudor, Stuart or Georgian architecture, blend harmoniously with one another. Shopping for day to day needs is well catered for by Broadway village including the well-known Broadway Deli, Butchers, Supermarket, Pharmacy and Doctors Surgery. More comprehensive facilities are located nearby at Evesham (5 miles), Cheltenham (15 miles) and Stratford upon Avon (16 miles). The Lygon Arms Hotel has a Country Club to which local residents are able to take annual membership and further hotels and restaurants include Russells and The Broadway Hotel. Some of the best schools in the country for boys and girls are found in nearby Cheltenham Malvern and Oxford. Communications to and from Broadway are excellent, with the A40/M40 to the south east providing access to London (95 miles) and the M5 to the west providing access to the West Country and the North. There is a regular mainline train service from Moreton-in- Marsh (8 miles) to London Paddington taking approximately 90 minutes. Sporting facilities in the area include racing at Cheltenham, Worcester and Stratford-upon-Avon, golf at Broadway itself and numerous courses nearby. The surrounding countryside provides a number of attractive walks and rides including The Cotswold Way.

Description of property Luggers Hall (formerly known as Luggers Hill) was built for the painter, Alfred William Parsons who commissioned the Scottish architect Andrew Noble Prentice between 1903 and 1911 to design a fine Cotswold stone house in Arts and Crafts style. Luggers Hall was Listed, Grade II, in 1995 and built of Cotswold stone beneath a stone tiled roof with moulded cornices sitting in the heart of its 2 acres. The house itself is equally as impressive as the gardens starting with the Reception hall with an open-well staircase with wooden balustrade and octagonal dome with lantern above. For an artist, one of the most important rooms in the house is a studio; so Prentice produced for Parsons a room of palatial size with a tall tripartite window, now used as the formal Drawing room. The Family room and Dining room offer well-proportioned rooms with an abundance of light streaming through the Bay windows.

There is a spacious south facing double aspect master suite and 4 further bedrooms with 4 additional bathrooms and an ironing room on the first floor. The second floor includes 2 bedrooms, bathroom and kitchen/living room, ideal as a self-contained staff or guest apartment.

Gardens and grounds In addition to his own garden at Luggers Hall, Parsons designed two others, Russell House on the main street for his friends Edwin and Lily Millet and Court Farm for his American actress friend, Mary Anderson, who became Mary Anderson de Navarro. Luggers Hall contains many of Parsons trademark features including the large walled garden (previously the vegetable garden) now laid to lawn with a central water feature, parterre, nut walk where hazel bushes form an arch, Stone summerhouse, arbour built with stone pillars winding through the herbaceous borders and surrounding the main lawn (croquet lawn). Further individual areas include the white garden, Koi pond (formerly the swimming pool), stables, greenhouses, herb garden, triple garage with storage above and further outbuildings.
