THE COTTAGE The Cottage has stunning views probably the best in Buckinghamshire say the current owners of this extensive detached property. It is a beautiful house with hills, fields and cows from almost every window. On a clear day, we can even sit in bed and see across to the Chilterns miles in the distance.

The Cottage is a superb family home that has been very successfully extended over the years and is situated in an elevated position with outstanding views over the Vale of Aylesbury. The original property dates back in parts to the 1800s and retains many character features associated with the era whilst extensions have enhanced the accommodation with up-to-date facilities and many rooms benefit from fantastic views across open farmland. Outside there is a shingle driveway providing parking for several vehicles and one of the main features of the property is the superb size L shaped garden set on several levels with a large patio area affording a fantastic outlook to the rear.

Our favourite room is the new family room at the end of the house, which enjoys a triple aspect for plenty of sunshine, especially on the South and West sides. On a sunny afternoon or evening it is all lit up and golden, and is a lovely place to be.

Seller Insight A pretty period cottage with later additions, the house boasts six bedrooms in total, having previously been a B&B before being turned back into a family home. It is a house that begs to be filled with people say the owners. The Cottage offers flexible accommodation with plenty of character, even boasting a substantial cast iron spiral staircase. The walls of the original labourer s cottage are about a foot and a half thick, while the south side is more modern and very sunny say the owners. Every room is quirky and special, we can all do different things in different rooms, for example we can sit and watch television in one lounge while our son plays computer games in the other. The cosy reception room in the old part of the cottage is ideal for decorating at Christmas time and can seat up to 20 people for festive entertaining. The location of the property is nothing short of idyllic. It is very quiet and peaceful here say the owners, from the moment you come through the gates, you enter a very personal space but you are never lonely. The views across Aylesbury Vale is often full of leisure activities, from hot air balloons to small planes and gliders. The sky is like a big playground for airborne enthusiasts. There are even helicopters going over to Silverstone during the Grand Prix. And on Fireworks night or New Year you can drink champagne on the terrace and watch other people s displays in the distance! Oving is a hilltop village with a strong sense of community. The owners enjoy various activities in the new village hall and recreation ground. The Black Boy pub has yet more stunning views to the North and a very popular garden in which to enjoy drinks and a good meal. The log cabin in the tiered garden, complete with balcony, is the ideal space for entertaining. We play snooker in there, or have friends over for barbecues or drinks, and our daughter hosted both her 18th and 21st birthday parties in the cabin. The only neighbours to join in were the cows! But the best time is to have a quiet drink after a long week at work it is the best place to relax and unwind. *

We will miss the miles of footpaths in all directions. I often take my dog out where we see deer, foxes, rabbits and hare. She is too old to chase them any more! And from the fields, you can look back and see The Cottage in the distance.

I think you get the best of both worlds miles of footpaths and countryside on the doorstep and yet Aylesbury Vale Parkway station is just five minutes away, with a full timetable of trains into central London.

Oving has a newly designed village hall, tennis courts, a children s playground, a public house, a church and the nearby village of Whitchurch has further range of day-to-day facilities. A recent project within the nearby village of North Marston village has recreated the sports field, which is now called the North Marston and Granborough Community Sports Field. In the field there is a pavilion, football pitch, running track, nature trail and cricket nets. There is a also a cricket team (North Marston & Granborough Cricket Club). Oving also benefits from many ancient footpaths and circular walks through the surrounding countryside. The area is well served with some excellent schools including - Swanbourne House, Winchester House, Ashfold and a very highly regarded state primary Whitchurch Combined School. Secondary schools, most with bus services from the village, include Stowe, Berkhamsted School, Akeley Wood, Thornton College, Waddesdon Church of England school and the highly sought after Aylesbury Grammar Schools.

The surrounding market towns and villages within Aylesbury Vale provide a wealth of historical and interesting places to visit including Waddesdon Manor, Claydon House and Quainton Steam Railway. Extensive shopping facilities are situated at Bicester Village Retail Outlet, the refurbished Friar s Square shopping centre in the county town of Aylesbury, 11 miles away, which has a wide choice of social facilities, Grammar Schools and another mainline railway station with London Marylebone reached in 59 minutes. The nearby A41 provides easy access into Aylesbury, Bicester and onwards to the M40 and M25 motorway networks.
