REVISION TO PLANNING APPLIATION NO 455/29/12 AT AUTHENTIITY, LOT 310, WATERPORT ROAD PORT ELLIOT 2.11.14 General aims The following revision to this existing planning approval, aims to enhance the previous proposals for the tourist accommodation area, conference centre area, and therapeutic rooms. The aim is to create a landscaped retreat environment that has a sanctuary atmosphere, in keeping with the ideals of the existing Authenticity spa resort centre, and the ideals of the landscape zone. The architecture of the tourist accommodation is to be of a sanctuary house type accommodation, incorporating both a high level of ecological integrity, promoting environmental sustainability, and a incorporating a refined sanctuary style to promote spiritual sustainability (health, wellbeing, enhanced energetics of space). Holistic Site planning The central area of the site, is to be a native botanic gardens, (as previously approved), with retention ponds. These gardens will incorporate landscape mounds that form significant features, allowing for a diversity of landscape atmospheres, through which contemplative walking trails, meditation platforms, and pavilion structures are to be located. This will allow for both intimate and expansive landscaped environments, and offer an experience of contemplative connection with nature. A central theme to the native botanic gardens area is local area s relationship to whales. The conference centre is to be situated on the edge of the retention basin, and be an organic form of building, incorporating whale like qualities, plus also expressive of the qualities of the surrounding hills. The therapeutic centre is to be situated in the existing old stables building, which will be fully restored, through rebuilding the existing internal wall layout of the ruin. As per the existing approval, an addition of a care taker s residence to the existing stables will remain as a part of this revised proposal. Also, a walkway to the western side of the existing stables building will form one of the major walkway links to the existing spa resort centre, and connect with the proposed conference centre. As per the existing approval, the conference centre (and the therapeutic centre) is to be accessed from the new proposed car park to the western side of the existing stables. The Sanctuary tourist accommodation area is to be linked in to the main centre of the site, (and the major connective walkway), via a beautiful meditative landscaped walkway, in keeping with the botanic gardens and resort atmosphere. The site planning of the tourist accommodation area has been amended to provide for a central circular landscape gardens area around which the sanctuary houses are set, in resort type surroundings. The tourist accommodation sanctuary houses will have defined areas of use via landscaping, for maintaining privacy of retreat, but no permanent fences, other than integrated landscape structures. The aim is that the accommodation fully nestles in to a landscape that has equal importance to the buildings, so that all accommodation forms are a fluid continuation of a sanctuary landscape. The area is also to have landscaped mounds that provide noise screening from public roads, and allow for landscaping to buffer the edges of the area, providing an enfolded environment, which has the additional benefit of being screened visually from surrounding properties. The tourist accommodation entrance is off Bayview Road, as per the existing approval, has a central circular FS accessible road which accesses s for each tourist accommodation house. All road surfaces are to be green materials, again with a resort style quality. Storm water in this area is to be visually integrated in to the central landscaping, through the use of rock swales, and following pedestrian pathways, to deliver the stormwater to the retention pond. The architecture of the Sanctuary Houses tourist accommodation Six sanctuary eco- houses are proposed. This is equivalent to the 6 within existing planning approval, and the flor areas are equivalent. The circular road and site planning of this area, plans for an option of a future further six tourist accommodation houses that are not in this application, but may become a future planning application. There are 3 types of proposed sanctuary houses plans. The general aim of the design of these houses is to keep the internal built area footprint small, whilst integrating landscaped garden areas deep in to the footprint planning of the buildings to provide for sanctuary gardens and s to be integrated in to the experience. This again enhances the visitor s connection with nature. Each house has been planned using energy balance principles such as Feng shui and Vastu, plus has form that energises the house and the landscape, using sacred architecture principles. Passive heating and cooling sectional forms and planning (such as orientation, cross ventilation, and the stack effect), are integrated it to the planning. Sun light in winter, for example can enter deep into the core of buildings, and the s provide narrow cross sectional areas for cross ventilation. The upper level of each type accommodates a single bedroom and bathroom area, minimising the bulk of the upper level, to less than one third of the lower level. The building forms have a high level of articulation in roof, material and wall forms, so as to appear serene, inviting and not imposing. Materials will be selected to have low embodied energy and to fit in with the natural landscape, for example the use of local stone, ochre renders, and Australian managed forest timbers. In terms of relativity to the existing approved houses, (as shown in diagrams previously provided), the aim has been to even out the balance of building volumes/ visual mass across all six houses, providing a lighter and more gentle rhythm to the architecture. These forms are able to be easily integrated in to landscaping because the level upper sections are well spaces and roofs small and articulated in to varying small surfaces. By comparison, the previous approval had some options with 2 storey, very large bulky flat wall surfaces (particularly in upper levels), and high, steeply pitching roofs, that could be dominating in presence. The new versions have greatly improved ground footprints, particularly in terms of visual and environmental merits. Due to lower roof pitches, they are also significantly lower in roof height than the previous 2 storey options, and not significantly different in average roof heights compared with the previous single storey options. olour schemes are yet to be confirmed, but will roof colours will be non- reflective, and blend in to the landscaping using colours in the range of colorbond windspray, dune, woodland grey, bushland, loft or Deep Ocean. Wall colours will be ochre renders on masonry, and otherwise colours on sheeting similar to the colorbond colours, plus Australian hardwood cladding.
