in association with Twitchen Cottage Huntshaw Torrington Devon GUIDE PRICE 475,000

Twitchen Cottage, Huntshaw, Torrington Devon EX38 7HQ Set off a private lane, this chocolate box Grade II listed thatched cottage is set in a most tranquil location just 4.5 miles from Great Torrington and Bideford, and only 3 miles from the sea. Grade 7 bed 4 II bath 3 recpthatched 8.6 acr Double garage with listed cottage room above 3 reception rooms plus study 3 double bedrooms Ground floor bathroom plus first floor en-suite bathroom Kitchen, utility and boot room Two stables and double garage in separate courtyard Paddock totalling approximately 1 acre with natural pond Superfast broadband connected Vendors Comments Twenty years ago we were going to buy in the New Forest but by chance we saw Twitchen Cottage and the enchantment began! It was all we d dreamed of secluded, quiet, no near neighbours, great dog walking and riding country but only three miles from the sea, a good sized garden and an acre paddock with a natural pond and stables all surrounded by mature trees yet sunny! We d arrived in heaven! Everything is just the same today - a warm, welcoming home with two wood-burners and an open inglenook fire enough to keep you cosy on the coldest winter night. And wild life in abundance with resident squirrels and rabbits, pheasants (including an imperious Chinese pheasant in all its glory), foxes and on occasions deer in the garden and paddock.

The spacious cottage is situated in its own grounds with a gated entrance and opens onto the pathway up to the cottage with stone and cob walls and thatched roof with slated entrance porch. The original cottage thought by the vendors to be over 400 years old was extended in the 1990s to increase both the living accommodation and providing a further bedroom with en-suite on the first floor. Accommodation The entrance hall opens into the dining room on the right with inglenook fireplace and bread oven, wood burner, storage heater and door into kitchen. To the left of the hall is the sitting room again with deep inglenook fireplace with bread oven and exposed stonework and beam over. Door to kitchen and door to lounge. The lounge is part of the modern extension being a triple aspect room with feature central fireplace housing wood burning stove, storage heaters - and enjoying French doors to the rear. Off the lounge is a study with heater. Also a staircase to the master bedroom having storage heater, several built-in wardrobes and drawers plus an ensuite bathroom with corner bath with shower attachment on taps, low level w.c and vanity unit with inset wash hand basin and storage cupboards. To the rear of the property on the ground floor is the inner hall with kitchen, utility area and boot room off all having terracotta tiled floors. The kitchen is fitted with a good range of units and drawers, double bowl sink unit, Rayburn and space for electric cooker also. The utility area provides space and plumbing for washing machine and tumble drier and opens into the boot room (which could be a breakfast room), which in turn gives access to the rear gravelled yard and the paddock. Off the rear hall there is a larder cupboard and storage space for fridge/freezer. The inner hall then leads to a spacious bathroom fitted with corner bath, separate shower cubicle, low level w.c., bidet and pedestal wash hand basin, airing cupboard, immersion heater, wall heater and storage heater. Off the entrance hall is the staircase to the two double bedrooms in the original part of the cottage both having the benefit of electric heaters, fitted wardrobes and enjoying views over the garden. The lawns have seasonal bulbs planted together with trees. Further up the lane and adjacent to the property is a five bar wooden gate leading into a courtyard with double garage and two-stable block with access into the paddock which wraps around to the rear of the cottage and has a natural pond. Location The small area of Twitchen is nestled within some of North Devon's most attractive and unspoilt countryside where there can be found numerous walks, woods and an abundance of wildlife yet being within less than 4.5 miles from Bideford and Great Torrington. The historic market town of Great Torrington offers all of the local amenities needed on your doorstep. Thriving with an active community, this friendly town has pubs/ restaurants, supermarkets, boutique shops, banks and local theatre. There is schooling for all ages up to 16 years and various sporting facilities. The town is surrounded by 365 acres of common land providing 20 miles of public footpaths to enjoy. From Torrington it is an easy commute to the North Devon Coastline and Dartmoor and Exmoor National Parks. The ancient port and market town of Bideford provides a pleasing blend of facilities with national supermarkets, banks and shops as well as independent shops and the Pannier Market selling local produce. A few minutes distant is the picture postcard fishing village at Appledore and the popular resort of Westward Ho! with its fine sandy surfing beach backed by the famous Pebble Ridge. From Bideford, access is gained to the North Devon Link Road (A39 & A361) which provides a fast route to Barnstaple the regional centre for North Devon about 9 miles away. The busy town centre of Barnstaple offers excellent facilities and is a pleasing blend of the usual high street multiples and a number of local traders. There is a thriving local theatre, four screen cinema and excellent sports and tennis facilities. The restored Pannier is in regular use and is adjacent to the town s famous Butchers Row. Exeter is an hour's drive, where there are shopping centres and larger conveniences including an international airport.

Additional private schooling can be found in Bideford, Shebbear and West Buckland, both catering for 3-18 year olds.
