COMPANY PROFILE Saudi Binladin Group Operation & Maintenance Division (SBG O&M) was established at the end of the eighties (1988). Two years later, Saudi Binladin Group (SBG) acquired Saudi Services Co. Ltd (SSCL) as a Joint venture entity, and decided to establish a wholly owned subsidiary United Saudi Maintenance & Services Company (USMS). In 1991, the Board of Directors of (SBG) took the decision to aggregate the Facilities Management Services within the SBG O&M division while SSCL and USMS, the affiliate companies, were directed to center their activities in various Specialized Services as follows: SSCL in the fields of Electro-Mechanical, Industrial,Public Safety, and Industrial Security. PROJECTS SBG O&M has been engaged in a wide range of projects and activities, such as: THE TWO HOLY MOSQUES The Operation & Maintenance services of all facilities, utilities and plants serving Makkah Holy Mosque and Madinah Prophet Holy Mosque. Automated cleaning services are provided to other prominent mosques in Makkah, Madinah, Jeddah and Mawaqeet. The world s largest and most sophisticated sound systems. The operation is crucial for religious services and information for hundreds of thousands of worshippers in Makkah and Madinah. Our lighting specialists operate and maintain the immense lighting system at both the Holy Mosque of Makkah and Prophet Holy Mosque of Madinah. 02 06

PROJECTS DEVELOPMENT OF KING ABDUL AZIZ ENDOWMENT The project consists of seven high-rise Towers and a Podium (Commercial and Residential) and is located within a short distance of the Ka ba area overlooking directly the Holy Mosque. AIRPORTS The operation & maintenance of several groups of Airport facilities and the Haj Terminal for the General Authority of Civil Aviation (GACA). ROYAL DIWANS, PALACES & PRIVATE RESIDENCES Our activities cover comprehensive operation and maintenance services of a number of Royal Complexes in various parts of the Kingdom of Saudi Arabia. This includes activities such as remodeling, upgrading works, landscaping, civil works, electromechanical maintenance & specific operation activities such as housekeeping, cleaning and butler services. PROJECTS HOSPITALS Hospital and Health Care management have become more complex as technical, judicial, economic, demographic, and social variables keep on changing at variable pace all of which get reflected in the daily operational costs. To better manage those costs, specialized staffs with expertise were hired by SBG O&M to undertake multitude of diversified O&M activities related to the health care industry. A good case in point is our current scope of work in application at King Faisal Specialist Hospital and Research Center in Jeddah. Our aim is to bring to the market fresh approaches benefiting the Health Care industry as a whole. King Faisal Specialist Hospital and Research Center (KFSHRC) is a reputable Health Care facility with in depth knowledge about practical as well as strategic issues in diagnostic medicine and modern hospital management and its Medical facilities are spread out over the entire Saudi Arabian Kingdom. As the Health Care business becomes more complex and costly, as the application of new and existing technologies become more refined, making the right decisions about the allocation of often scarce resources more difficult. Here comes into play SBG O&M well thought of contribution that brought to the market fresh approaches benefiting the health care industry as a whole and further its work efficiency by safe guarding its financial strength. SBG O&M took over the operation and maintenance of King Faisal Specialist Hospital (KFSHRC) in Jeddah from the competition. The hospital was known as the Salama Hospital, it was renovated in the year 2000 soon after being taken over by KFSHRC. 02 10

PROJECTS KING FAHD CAUSEWAY King Fahd Causeway connects the Kingdom of Saudi Arabia with the Kingdom of Bahrain. It is SBG O&M first International undertaking. This causeway is 26 KM long and 25 M wide. Around 2.7 million cars crossover every year carrying over 10 million people. The Causeway has two check points and relays several small services islands. INDUSTRIAL & SEMI-INDUSTRIAL PROJECTS SBG O&M is experienced in complete operation & maintenance of power plants, chiller plants, water and sewage treatment plants, steam & gas turbines and other O&M facilities. Diversity in the field of operation and maintenance services from a reliable provider active in the national development of the Kingdom. ROADS & TUNNELS A Preventive Maintenance program offered to various Municipalities for their Roads network and Tunnels such as; Al Salam Palace Underpass, Souk El-Saghir Underpass, Highways, Pavements, and Bridges. WORKSHOPS Central and Mobile workshops secure highly specialized and qualified manpower to provide services such as testing, engine overhauling, specialized maintenance, commissioning and on the job training. These workshops are: CIVIL WORKSHOP Carpentry: For the maintenance and repair of furniture and woodwork. Paint & Masonry Works: Painting of exterior walls, roofs, interior walls, doors, windows, partitions, pipes, line marking, rails, light poles, gates and fences, and masonry works which include interior and exterior walls, concrete paving, ceramics, floor covering, plastering, roof covering, roof and deck paving. ELEVATOR/ESCALATOR O&M The job of the SBG O&M Roving Service Technicians, who are dedicated to their work, is to make sure that the clients elevators, escalators and doors run smoothly. It is the maintenance crew that makes a difference. Roving Service Technicians have the reliability, expertise and dedication that have made them leaders in the market place. They solve the problems that ensure SBG O&M quality services at all time and within budget. AUTO WORKSHOP Our Auto workshop can handle maintenance and repair of all vehicles and heavy duty equipment. Service includes engine overhauling and repair of transport buses, trucks, road sweepers, passenger cars, etc. ELECTRICAL WORKSHOP For the maintenance and repair of electrical equipment, and cables. It also provides services for high & low voltage switchgears, control panels, air conditioners, electrical appliances, generators, emergency lighting, lighting systems, breakers, electrical hoists and man lifts, UPS, transformers and others. MECHANICAL WORKSHOP For the maintenance of all kinds of Heat Ventilation & Air Conditioning appliances, water pumps, hydraulic and vacuum pumps, machinery, sheet metal, welding, plumbing, pipe cutting, drilling, grinding, lathing, milling. Also for the maintenance of the following: Pipelines, Pumping Stations and other related areas. Fire Fighting Systems. Large Gas/Steam Turbine Power Plants High pressure multistage pumps, high pressure valves. Rigging methods for safe handling of large size components. Stripping assembly, alignment, repair and renovation of large size gas/steam turbines, generators, boilers and other associated mechanical equipment. MOBILIZATION STRATEGY Before a new project is started, the management meets with the Client s representative to work out a mobilization plan of company resources such as manpower, equipment, materials, etc., after which a plan will be developed, and all company resources are used for successful implementation. PROCUREMENT With the help of our Procurement Department staffed with 35 engineers and professionals, all local and foreign purchases are computerized according to our needs and priority order. SBG O & M prime responsibility lies in our capacity to respond to clients needs quickly and efficiently especially during the hand over and take over period of new projects. SBG O&M Human Resources Department (HRD) plans the company manpower needs, traces their movements between projects, maintains their data bank, and organizes the labor pool. HRD makes sure that all employees receive appropriate training. Technicians are subjected to tests under each area of expertise. Training is scheduled on a quarterly basis. Over 2000 employees are trained yearly on management, mechanical, electrical, electronics, civil, safety, general services and quality aspects. Different training is scheduled to each group of employees. Courses are given outside company premises with vendors of new equipment. Between 1000 and 1500 training certificates are issued yearly and up to 3000 hours per year training courses are given. 02 16

MANAGEMENT SBG O & M measurable quality objectives and their key process indicators, have earned the confidence of customers. It has attracted many certificates of appreciation and thanks, which eventually led the company to expand its line of contracts. INTEGRATED TEAM APPROACH FOR MEASURING O&M PERFORMANCE As SBG O&M is faced with cut throat public tender bids, it became healthy to structure a strategy that included alternative offers to enhance the division s competitive edge. This meant a competitive price for O&M work based on performance committed to Quality with a twist such as; a built in overall reduction assurances to the Client s Operation and Maintenance (O&M) bottom line cost where a measuring O&M performance system is put in place to properly monitor major reductions. To reduce Client O&M expenditures, SBG O&M needed to apply well-crafted O&M procedures. Furthermore, even the best O&M procedures are of no use unless they are understood and followed by building O&M personnel. Facility managers play the key role in ensuring that this happens. An integrated team approach can be a big help. In this process, our Technical Department and other O&M personnel are active participants in the design of a facility and the development of O&M procedures. BUSINESS ETHICS & INTEGRITY PROGRAM SBG O&M Management is committed to spread the culture of Customer Satisfaction and compliance with regulatory requirements among the staff. SBG O&M Management is responsible to ensure that Customer requirements are met to enhance Customer Satisfaction which is the responsibility of all employees of the Company as shown in our Quality Policy. To safeguard the Customer s interests we implement strict procedures to ensure that our employees receive proper training to identify and carefully handle any Client s property while in our possession. It is our Policy to ensure that any loss or damage to the Clients property is reported to them as soon as it is identified. We take utmost care when handling our Client s assets during the service process as we understand that it is important to prevent damage and deterioration of their properties while in our care. Detailed and documented procedures are available to strengthen our business ethics and integrity. These procedures are implemented and tightly linked to our disciplinary actions, incentives, and promotional procedures via an evaluation and appraisal process. VALUE ENGINEERING Fetching, defining, documenting, following up and finalizing improvements systematically is an added value that we keep giving to our Clients continuously even if the contract does not require so in order to increase the value of services that we provide to our Clients. Although it is not part of contract requirements with our current Clients, we introduced a Project Control Department in our company that is staffed with highly skilled and experienced engineers that monitor the projects periodically searching for areas of improvement in technical aspects as well as managerial ones. 02 18

MAINTENANCE MANAGEMENT SYSTEM (MMS) MAINTENANCE SERVICES Based on the terms of the contracts signed with SBG O&M, this last develops services covering preventive and corrective maintenance as well as quality assurance for all labors, equipment, and parts used during the contracts terms. The Technical department prepares Maintenance Management System covering company s mandates. SBG O&M has different projects and services that are scattered all over the Kingdom. For each project or service, there is a complete and integrated operation that deals with most of maintenance work and activities. The Operation Departments are: Haramain & Mosques Seaports & Airports Palaces & Residential Utilities & Industrial Plants Horticulture Roving Maintenance Team PROCEDURES & COMPUTER MAINTENANCE MANAGEMENT SYSTEM (CMMS) PROCUREMENT MANAGEMENT ASSET MANAGEMENT MATERIALS MANAGEMENT MAXIMO ASSET MANAGEMENT WORK MANAGEMENT CONTRACT MANAGEMENT SERVICE MANAGEMENT SBG O&M Maintenance Teams deal with several work procedures: Asset Management: Maximize productivity and extend assets life. Procurement Management: Ensures that the right parts are ordered at exactly the right time for requested work order. Materials Management: Ensure that the right parts are available, at the right location, when needed. Contract Management: Optimize maintenance schedules and labor utilization, system provides us with annual Master Plan covers all preventive maintenance in each project for each equipment. This Master Plan is flexible to reschedule any PM Work order according to the project situation. Service Management: PM schedules can be put into place, reducing unplanned downtime and reactive maintenance. Work Management: Ensure that the right person, with the right skill, is assigned to the right job. Each activity is connected and regulated by a computer system that is integrated to all projects and services.this system controls the level of stock, approval of work orders and updates the performance of maintenance. One effective network is utilized to connect each Operation Department to assure the efficient flow of information. The Operation Department is decentralized while control and development of maintenance are centralized. 02 20

AFFILIATED COMPANIES SAUDI SERVICES SECURITY CENTER Saudi Services Co. Ltd. being aware of the market requirement and its role in society, and guided by the instructions of the parent company, SBG O&M division has established separate sections for civil security operations with a training division providing basic and advance security courses with quarterly refreshers to SBG O&M guards as well as others in the private and public sector. All security guards in SBG O&M now belong to this Center and the plan is to spread its services to other divisions & sister companies and projects in the private sector. We aim to meet our customers expectations at all time as we aim to do it in an innovative way to enhance their satisfaction. di Maintenance & Se BEMCO was formed in 1965 and has developed into a world class EPC turnkey Contractor in industrial and power projects including co-generation, combined cycle and steam power plants. Under this expansion, BEMCO has undertaken the largest and most challenging turnkey projects in Saudi Arabia and the region using various state of the art technologies.
