HIDDEN MEADOWS A Subdivision located near Buhler Road and 4th Avenue Hutchinson, Kansas HIDDEN MEADOWS, LLC MORE INFO: www.hiddenmeadowshutch.com E-mail: info@hiddenmeadowshutch.com Call: 620-669-7032 Verle Amthauer, Manager

OVERVIEW of HIDDEN MEADOWS HIDDEN MEADOWS BUILDING SITES consist of flat grassy plains and/or rolling hills. Some sites have walnut trees, cottonwood trees and/or sand hill plum bushes. Other lots are more open and covered with native grasses. Several locations have ponds for the individual who would like water to enjoy with many possibilities such as water fowl, fishing or just the pleasant scenery while sitting in an arbor on a bench or relaxing in a hammock. Lots range from 3 to 7 acres in size. Most lots are 4 ½ to 5 acres. This subdivision is designed to be the perfect fit for someone who doesn t want to be confined to the smallness of most town lots but also doesn t want the up keep of a 10 or more acre tract zoned agricultural. Hidden Meadows lot size provides just enough buffer from your neighbors but is not overwhelming to maintain. ACCESS FROM TWO BLACKTOP ROADS: The 4 th Avenue entrance is called Hidden Meadows Lane and enters from the 9500 block of East 4 th Street. This street travels north for one half of a mile. East 9 th Avenue enters from the Buhler Road and gently curves to the west where it intersects Hidden Meadow Lane. Peaceful lots are nestled within the subdivision off of both entrances. The East 9 th Avenue entrance provides excellent access to Highway 50 just 2 miles south on the Buhler road. Or continue across highway 50, on the Haven road, south to Haven. At Haven one has ready access to Highway 96 to Wichita. Easy access to Prairie Dunes golf course www.prairiedunes.com can be achieved by traveling north from this entrance 2 miles to 30 th Avenue and West on 30th 4 miles. Continue West on 30 th for easy access to many Hutchinson businesses. If you enjoy smaller town services, Buhler is an easy 5 miles north from the 9 th Avenue entrance. Buhler has small town shops, banking, postal, restaurants, Buhler Grade School and Buhler High School. www.buhler.com The Hidden Meadow Lane entrance provides 4 th Avenue access to the Buhler road just ½ mile east. Turning West on 4 th Avenue provides an easy drive to the Hutchinson Airport, the Hutchinson Mall, several restaurants on 11 th and 17 th Avenues, Super Wal-mart, Target, Home Depot, Lowe s and other businesses on the East side of town. www.hutchgov.com PROTECTIVE COVENANTS are in place to assure; quality homes are built and a desirable living environment is maintained. HOMES are to be constructed only for single-family residential purposes. All structures are to be new site built construction. Homes shall contain a minimum ground (main) floor square footage of 1600 square feet of living space. To assure timely completion, once construction begins for a home or any other building, the property owner has 1 year to complete the structure. All construction will be new construction. PROTECTIVE COVENANTS (continued)

LIVESTOCK and ANIMALS are welcome. The covenants allow you to maintain the horse you have always wanted, ducks/geese to watch swim on your pond or the more typical dog or cats. You just need to confine your animals to your property for their and other s safety. WATER will be private well. The aquifer is fairly shallow so most wells will not need to be very deep to provide an adequate quantity for most home owner s usage. Initial water tests have shown water quality to be well above drinking water standards. Ground water will be protected by using the modern septic systems. SEPTIC systems will be ground water friendly by utilizing a wastewater system which has been designed to improve the quality of the wastewater effluent by reducing total nitrogen and one or more of the following: biological oxygen, demand, dissolved solids, suspended solids, phosphorus or bacteria prior to disposal to the soil. There is reasonably priced dealers/installation for these systems available in the area. THE SUBDIVISION COMMITTEE will have the authority to maintain the type of subdivision the majority of the property owners want. Nuisance covenants set out some general guidelines. A majority of the subdivision owners will be able to modify the covenants to assure that a high quality rural development is consistently achieved. PAVED ROADS: Initially all roads are gravel. These gravel roads are constructed to county specifications and will be maintained by Reno county. Maintance includes snow removal. When homes are built on 12 of the 15 lots, the roads will be paved according to the covenants. BUHLER SCHOOL DISTRICT is offered for this area. www.buhlerschools.org For Kindergarten through 6 th grade home owners will be able to choose between Obee Grade School located 4 miles west of the 4 th Avenue entrance or Buhler Grade School in Buhler 5 miles north on Buhler Road from the 9 th Avenue entrance. All grade schools attend Prairie Hills Middle School on Lucille Drive just off of 30 th Street for 7 th through 8 th grade. Buhler High School is in Buhler.
