1. General: Technical write-up on Fire safety services Nitesh Santa Clara, proposed development is a residential apartment with multiple blocks. Document briefs on fire safety systems envisaged for the facility such as water storage capacity, fire protection, detection & public address system with talk back facility. 2. Codes & standards referred: National Building Code (NBC 2005) - Part 4 Karnataka State Fire & Emergency Services (KSFS) IS 15683 for portable fire extinguishers IS 15105 for sprinkler system IS 2189 for fire alarm & detection system 3. Fire fighting system: Fire protection systems are proposed to meet requirements of local fire authority having jurisdiction & will be designed as per NBC 2005 part IV. Facility is categorised as "Residential Building group-a, sub division A4 (apartment houses)". 4. Sumps, OHT's & Pumps: As per local fire authority requirement, dedicated over head storage tank of capacity 10 CUM is proposed for block connected to the wet riser/down comer system. Underground sump of capacity 50CUM is proposed in the basement catering external yard hydrants & sprinkler system (proposed in basement). One set of pump is proposed to cater yard hydrants around the periphery of building, wet risers & sprinklers in basement. End suction top discharge pumps of suitable head will be proposed to cater vertical zones. Maximum pressure at any hydrant point shall be limited to 7 bar. Sl. Hydrant system: Page 1

Main hydrant system consists of G.I C class pipes, isolation valves, hoses, hydrants, nozzles, hose cabinets located as per NBC requirements at every floor near stair cases as per local fire authority recommendation. Every floor is provided with wet riser/down comer along with single headed internal hydrant valves for every 1000sq.m of floor area near fire fighting stairs/lobbies as required. Each wet riser will be connected to terrace tank of capacity highlighted above. Landing hydrants are provided in basements for every 1000sq.m floor area. Location of these hydrants shall be such that, they are easy to access in case of emergency. Yard hydrants are proposed around the periphery of the building at an interval of 60mts along with hose cabinet capable to house branch pipe & hose pipe. 6. First aid portable fire extinguishers: Hand held extinguishers of suitable capacity will be proposed as per IS: 15683. ABC type extinguishers are shall be located inside staircase landing at each level, car parking area in basement, pump house, transformer, electrical panel, etc. as per statutory requirements. Mechanical foam extinguishers shall be used near pump house, transformer yard. All the fire extinguishers shall be free from halon & other gases which have ozone depletion potential. Each flat kitchen will be provided with ABC type extinguisher of capacity 2Kgs. Fire buckets are proposed @ an interval of one set for every 8 car parks in the basements. 7. Automatic Sprinkler system: System proposed consists of providing sprinkler protection at ceiling of basement floor level with specified spacing as per statutory requirement. Water for sprinkler system is tapped from wet riser with Installation control valve. G.I C class pipe with fittings, sprinklers, flow switches, drain valves located at strategic points as per statutory requirement. Pendent sprinklers are proposed in basements, lift lobbies & side wall sprinklers in basement ramp areas. Flow switches will be envisaged to detect activation of sprinklers. Same will be integrated with fire alarm system. Following sprinklers are proposed for different areas in the building. Colour of the Sl. Fire brigade connection: One 4-way fire brigade inlet will be proposed for connection with hydrant system & to fill the fire sump. This shall comprise of 4 instantaneous male inlet couplings, plugs & chains and. Page 2

9. Talk back PA System: Main objective of PA system is to convey clear & audible instructions (as per NBC) to all people on all floors / buildings in case of fire / other emergency to reach a place of safety outside the buildings. Proposed system scheme consists of Talk back speakers near staircase exits @ all levels Amplifiers sized to suit to number of speakers. Talk back console with goose neck, zone selection & other features. Switching unit. Speaker monitoring system Wall mounted talk back speakers proposed are of 6W. Each tower will have one console, switching unit & amplifiers connected to tower level speakers. 10. Manual/Conventional fire alarm system: Residential tower is proposed with manual fire alarm system. A control panel will be provided in apartment lobby/reception at ground floor. Each floor will be considered as one single zone. Hooters linked to specifc zone will be triggerd once the manual pull stations are operated. Clubhouse will be proposed with smoke/heat detectors as applicable & will be connected to the respective control panel. System operation: MCP, hooter & talk back speakers will be installed at all exits for convenient & quick way of raising an alarm. Manual call points help the occupants to inform other occupants & security personnel about fire break out while they evacuate themselves from the floor. 11. Fire Lift: To enable fire service personnel to reach upper floors with minimum delay, fire lifts are proposed & shall be available for exclusive use of firemen in an emergency. Lifts shall have a floor area of not less than 1.4m². It shall have loading capacity of not less than 545kg. (8 persons lift) with automatic closing doors of minimum 0.8m width. At least one lift in each block will be considered as a fire lift. Page 3
