Michigan Park Brainstorm Question: What word or phrase Captures the essence of the Michigan Park neighborhood? Sample of responses from 2/18: Green Community Open Spaces Family Historic Greater Brookland Congestion / Traffic Urban Serenity Accessible Safe Walking Good Neighbors Dream Home Village Peace & Quiet Stability Accommodating Diversity Schools Recreation Sunlight R-2 Zoning MICHIGAN PARK NEIGHBORHOOD
Initial Community Feedback: - Too many homes, too dense - Not enough open space - Loss of green space/ballfield - Fear about loss of mature trees - Traffic impact - Cut through traffic on Webster Street - Parking impact - Utility infrastructure capacity - Fear that the development will not be compatible with Michigan Park - General anger about the sale and redevelopment of the property INITIAL CONCEPT PLAN PRESENTED 12/3/15
Changes to Site Plan: - Reduced homes from 150-180 to 85 - Designation of building and surrounding land as historic - Doubled preserved open space to 2.75 acres - Preserve open space in public access easements creating public gathering spaces for community - Preservation of most trees - Reduced height to 3 stories - Developing architecture that is contextual with Michigan Park neighborhood - Proposed traffic calming measures - Webster one-way in at 12 th Street - Proposed 25 new parking spaces along 12 th Street. - 2 garage parking spaces for most units and onstreet visitor parking within the development - Will submit a utility infrastructure capacity study with PUD application for review and comment CURRENT CONCEPT PLAN
Proposed density of 10 units/acre vs neighborhood average of 7.8 to 10.6 units/acre Clustering the homes at a higher density of 20 units per acre, preserves 3 acres of open space Rationale for R-5-A Zoning: Allows clustered townhomes vs single family and duplexes Reduces development area of the property and preserves public open space Consistent with underlying zoning of the hospital and compatible with R2. PUD process allows for architectural review and public benefits Allows for the development of more homes for families near transit in the District NEIGHBORHOOD BLOCK DENSITY
