The Location Breach Plain Cottage is situated in a unique rural setting on the edge of Bramdean Common which lies almost midway between Alresford and the A31 and the village of Bramdean on the A272. From the house are spectacular views over the adjoining countryside to the south and there are wonderful walks across the Common through to Cheriton Wood and many other paths and bridleways which criss-cross the neighbouring countryside. The small Georgian town of Alresford caters for most everyday needs and larger centres within easy driving distance include the Cathedral city of Winchester, Basingstoke, Southampton, Alton and Petersfield. Communications in the area are excellent, the A272 provides a fast link to the A3 southwards to the coast or northwards through the Hindhead Tunnel and up to the M25 orbital motorway, London and the airports which can also be approached by the A31 which again links with the A3 or at Basingstoke there is access on to the M3. Mainline stations for London locally are either at Petersfield or Alton. The Property Breach Plain Cottage was rebuilt in 2007/2008 and has the most attractive colour washed brick elevations with oak framed, leaded light, double glazed windows under a thatched roof. Unlike many period cottages, the house has excellent ceiling heights, beautifully proportioned rooms, the majority having wonderful views over the grounds and the adjoining countryside. From the entrance porch an oak front door opens into a reception/sitting hall, panelled to dado height with an open fireplace, the inner hall, again panelled, gives access to the principal reception rooms. The drawing room has wonderful views, a fireplace with a calor gas woodburning-style stove and French doors to the terrace. There is a formal dining room with a period-style chimney piece, study and cloakroom. Stairs lead up to an upper hall, off which is the kitchen/breakfast room, extensively fitted with bespoke units, granite work surfaces, island unit, four oven Aga and various integrated appliances. Double doors lead out to an upper deck which lies above the main terrace. The laundry/utility room has matching units and there is a cloakroom/shower room. The first floor is approached by an oak staircase and there are four bedrooms and three well appointed bathrooms arranged in two suites. Outside Breach Plain Cottage is approached over Bramdean Common by an unadopted road. The house is entered through double gates and a long gravel driveway leads down to the house and garaging, the final part of the drive laid to brick paviours and entered through low brick walls with capped piers and lanterns. The three-bay barnstyle garage has weatherboarded elevations, a tiled and dormered roof surmounted by a clock tower and weathervane and an outside staircase leads up to a long home office/studio above. Plumbing has been laid on for central heating. The outbuilding/potential cottage lying to the north of the house is an old outbuilding 67 x 10 (20.42m x 3.04m). Planning permission was granted in May 2008 to convert and extend the building into a two bedroom dwelling. The Gardens The grounds are principally lawned, studded with many varieties of trees and shrubs and a mass of spring bulbs. Adjoining the house is a paved terrace with herbaceous borders and box hedging. Sheltered by mature beech hedging is the swimming pool, irregular in shape and set in a paved surround. There is a brick pool house housing the filtration equipment but the boiler requires replacing. A brick edged path leads up to the hard tennis court, there is large ormanental pond and water feature and a summer house adjoining a balustraded deck. Drive up on to the Common, ignore the left hand fork, signposted Woodlands, continue for about 70 yards and on the right is an unmade track which leads up the south side of the Common. Drive up this track for about 150 yards and the gated entrance to Breach Plain Cottage will be found on the left hand side.
