THE GATE HOUSE When I first saw the house, I was overwhelmed by the beautiful setting says the current owner of Witchampton Mill. The property is set in beautiful open countryside and yet it s close to everything that Witchampton village has to offer. Being only a few miles from Wimborne the location is perfect for enjoying the country life.

I love being in the lounge with the doors flung open to the garden so that I can enjoy the river and the countryside views. I also love spending time in the kitchen which is a joy to use as it is so spacious and again the doors can be opened to the garden to enjoy the river view.

Seller Insight We purchased the property off-plan from the local well-known building firm the owner continues, and so we took the opportunity to increase the specification of the bathrooms. Since then we have added a dormer window to the main bedroom. Other than that, the house didn t need any further touches it is perfect just as it is. The garden too is superb. The garden wraps around the house on all sides says the owner, and offers plenty of places to sit and enjoy the view. An ample patio on the sunny south side of the house is a great venue for parties and family gatherings. The garden is well tended and planted with well chosen varieties of annuals. In terms of location, the property is second to none. Witchampton village is a rare and special place says the owner. It has a small village school, church and village hall. A key aspect of Witchampton life is the Witchampton Club and the village shop which is run by the community. The Club holds regular events, live music and festivities as well as a great Sunday roast. The house has been full of parties and happy times. I have often enjoyed entertaining at dinner parties, especially as there is ample space in the kitchen to allow a chef to do the work! *

On the first floor there are three further bedrooms, each of which is beautifully presented and two of which have the benefit of stylishly fitted ensuites. In addition there is a second bathroom and on the landing a generous storage cupboard.

I will miss the tranquility of living at Witchampton Mill, seeing the ducklings on the river and swans swimming past the kitchen window. I enjoy being able to walk from the back door along miles of footpaths and around the neighbouring Crichel Estate grounds.

My Grandchildren love coming to play on the island and when the whole family is enjoying the sun on the patio, they have the freedom to enjoy the outside.

Outside, the grounds are immaculately maintained with established planting, mature shrubs and specimen trees and delightful river frontage. To the front of the property, with walled entrance, there is ample off road parking and a double garage with connecting door from the utility. Wrought iron gates lead to the garden and river frontage.
