An architectural journey through time SPECIFICATIONS Manorglen Properties held an architectural competition at the beginning of the project, before the planning cycle. Three award-winning architectural practices were selected and engaged to make individual submissions. The winning concept was by McCrossan O Rourke Manning Architects (MCORM). MCORM and Manorglen then set about developing the designs and refining them, turning each concept into a reality. This involved effort, skill, time and patience on all sides. A truly exceptional specification at Temple Road by Manorglen. plank boards, smoked limed oak flooring, blue grey limestone slabs, Jura limestone, Carrara marble stone slabs and lush velvet carpet. FIREPLACES Natural stone fireplaces are by Lamartine, with the surround and mantle in limestone with black granite insert and hearth. A Wanders SQ68 sealed wood-burning natural fire is used. This outputs 6-8 Kw at 79% efficiency and incorporates an airwash clean glass system. KITCHEN Stunning hand-painted timber kitchen, custom-designed and built for each house, with an in-frame design and hand-crafted by the award-winning designers Design House, in Dalkey. Features a magnificent centre island with Carrara natural marble and Grigio Billiemi natural marble worktops. The kitchen/living room/dining flooring is fitted out in smoked limed oak timber flooring. There is an also an elegant lighting layout designed and installed. Both gas and electricity is provided for cooking. A full Miele superior appliances pack is available from our chosen appliances partner Miele Ireland. The Living Kitchen conceived by Design House (www.designhousedublin.com) represents the ultimate in bespoke kitchen creation. The kitchen is defined by outstanding craftsmanship, exquisite materials, supreme functionality and elegant good looks. PANTRY UTILITY ROOM The separate pantry utility room comes with a stone worktop, cupboards and is plumbed for a washing machine and tumble dryer. A full Miele appliances pack is available from our chosen appliances partner. FORMAL DINING ROOM The formal dining room has an Accessco automated dumb waiter lift that effortlessly transfers trays to the kitchen (The dumb waiter is in four of the five houses apart from Avanti which has no requirement as the kitchen and formal dining are on the same level). INTERNAL DOORS Bespoke period joinery with painted panel doors are integrated with beautiful ironmongery and handles. Internal doors are painted panel bespoke joinery doors in four of the five houses, with walnut doors in Avanti only. BATHROOMS AND ENSUITES Sumptuous fitted bathrooms and ensuites are in a luxurious combination of grey blue limestone, crème marbles, travertine and Carrara marble natural stone slabs. Wet-room walk-in showers are included, with pressurised water supply to all showers and taps. Heated towel rails are also incorporated. The bathrooms and ensuites come with Villeroy & Boch s exceptional highstandard fittings. All rooms have underfloor heading. LEADING ENERGY & ENVIRONMENTAL EFFICIENCY WARDROBES Wardrobes are crafted resulting in a contemporary design with panelled joinery, walnut internal surrounds and painted timber doors in Farrow & Ball s Cornforth White paint. INTERNAL FINISHES Walls and ceilings are decorated throughout in a palette of colours, including combinations of Cornforth White and Purbeck Stone paint, and with a selection of imported luxurious wallpapers. The Manorglen fit-out is second to none. Stairs consist of polished mahogany handrails with painted spindles. The stairs runners and landings are warmly dressed in a vivacious velvet carpet. Decorative bespoke joinery has been hand-crafted throughout, to complement the ornate plaster cornices. The Manorglen team worked with the interior designers, Ventura Design (www.ventura.ie), on the internal coordination. The results speak for themselves. Flooring in all rooms consists of a combination of parquet walnut floors in herringbone and wide Manorglen Properties became accustomed to the environmentally sustainable agenda at an early stage, and have researched and incorporated a number of passive house principles to fashion homes that are designed and constructed to use less energy. Our high standards ensure Temple Road properties provide energy efficiency levels that are far in advance of the average home. We deliver more comfort with lower energy usage. A Greywater system is installed in each house for environmental sustainability. WINDOWS Windows are by Carlson, a premium luxury brand with market-leading thermal and acoustic standards. These windows are elegant and durable. They are designed to complement the overall period design, and the light-filled living spaces. They are also hand-finished by skilled craftsmen. The windows are painted in a pearl colour. Our Carlson high-performance A-rated double-glazed windows and doors come with argon-filled, warm-edged technology and low-emissivity glass, resulting in top insulation values. The timber windows and doors are also factory-coated using the latest in microporous opaque paint systems.

EXTERNAL SERVICES ENCLOSURE AND PRESSURISED WATER The internal water supply is pressurised, and both the pump and the tank are located in a specially designed enclosure outside the house, externalising any associated noises. This feature also saves space inside the house. Maintenance service work can be carried out outside the house. It is future-proofed and well thought out and installed. HEATING The houses are built with an extremely high degree of insulation throughout walls, roofs and floors. The first floors are also made of solid concrete for excellent durability, as well as thermal and acoustic performance. An underfloor heating system is installed throughout the entire floor area no radiators result in more flexible room layouts. Each room has its own zoned precision controls for ease of use and cost-efficiency. Every house is fitted with a highperformance air to water heat pump, which is environmentally friendly and cost efficient for the end user. The logic is that the heat pump extracts energy from the ambient air and uses electricity to compress it to a higher temperature, which it then delivers into the house. The units in Temple Road use approximately one unit of electricity to deliver four units of heat into the house. This amounts to very efficient electricity usage, and contributes to the renewable qualities of each dwelling. Thermal Mass is used for passive heat-storage. High performance pipe insulation is used to reduce heat loss. A further enhancement is the provision of photovoltaic panels on the roof that generate electricity from the sunlight. This is streamed with the house s electrical supply but will offset demand from the grid. Manorglen has invested in these systems, so the running costs will be minimal for the end user in the long run. VENTILATION SYSTEM The Heat Recovery Ventilation (HRV) system supplies a steady stream of fresh air, and reduces dust and condensation while recycling 90% of the heat energy from the air expelled from the house. This is used to heat the incoming fresh air, which creates significant savings on heating costs. The excellent air-tightness details employed at Temple Road works with the HRV to retain heat, minimising heat loss and reducing exposure to external elements. ELECTRICAL Multiple quality electrical sockets and energy-efficient lighting points are provided in each room. Mains-powered smoke detector alarms are fitted in the kitchen, hall and each bedroom. Many carbon monoxide alarms are also fitted in each house. Outside, there are feature and mood lighting points throughout the gardens. PARKING & SECURITY Security and privacy has been carefully provided for at Manorglen s Temple Road houses. Each home has its own private drive with generous car parking space. All houses have their own secure boundaries. Features include granite walls, brick piers, walls and granite detailing, cast-iron railings, electronically controlled security gates and mature Bay Laurel tree hedges. Alarms are wired. There are video intercoms on two floors of the houses, which are connected to the external camera and speaker located at each set of gates. GARDENS The gardens at Temple Road offer a graceful extension of the house, with manicured formal lawns, large patios and mature planting in each home. Hard landscaped areas are finished in granite cobbles and paving slabs, as well as garden tiles, and underlain with Ballylusk Wicklow gravel. Each house has been carefully designed with different garden areas, creating an idyllic ambience.
