Situation Middle Farm House is situated on the southern edge of the village of Ashton-under-Hill. Situated on the southern side of Bredon Hill, it is in a sunny and glorious position. Ashton-under-Hill is a pretty village with a mixture of Cotswold stone houses and traditional timberframed homes. There is a church, a public house and both a primary and middle school. The middle school is now an academy and Bredon Hill Academy has a strong reputation. For everyday needs, shopping and services can be found in the market towns of Evesham and Pershore, whilst business needs can be met in the, larger cultural and shopping centre in Cheltenham, approximately 12 miles to the south. Regular trains run from Evesham and Moreton-in-Marsh to London/ Paddington with a regular commuter service from Tewkesbury Station to Birmingham. The village is well placed for access to the M5 corridor at J9 and Birmingham International Airport is only 39 miles away. Bredon Hill can be explored by its many footpaths and bridle ways. For sale freehold Middle Farm House has origins back to the 17th century with later Georgian and Victorian alterations and additions. Constructed of Cotswold stone, it has that classic Cotswold look and appeal. The traditional solid wood front door has a leaded glazed upper panel and leads through into the reception hall. Here there are flagstone paviers which lead through into the central hall. The drawing room is an impressive room and the open fireplace has a Rayburn basket inset. There is a marble surround with a timber mantle and sides. To the one corner is a beautifully made corner cabinet with fitted cupboards to the other side. The stone mullion window gives an aspect to the main gardens and another window to the front gardens. The study or library has a window seat and there is fitted shelving along the one wall. The fireplace has a Bressummer beam with a Clearview log burner inset. To the comer is decorative shelving with a cupboard beneath.

At the heart of the house is the dining room with an original bread oven set within the Inglenook fireplace. There is a large Bressummer beam. Here double doors open onto the southfacing terrace, which is sheltered between the drawing room and sitting room. The sitting room leads directly off the kitchen and breakfast room. It has double opening glazed doors with side panels that lead out to the garden. There is a fireplace, with Bressummer beam over and a Clearview log burner inset. The kitchen/breakfast room has a range of wall and floor mounted units, with a breakfast bar to the end. There is a traditional oil-fired Aga and a fitted dishwasher. To the rear of the house is the back entrance hall and lobby, which leads through into a large utility and laundry. There are fitted wall and floor mounted cupboards here, as well as the boiler. Leading off is a cloakroom with a shower. Leading off the main hall is another cloakroom, which services the principal reception rooms. A varnished wood turning staircase leads up to the first floor. The master bedroom has a fireplace with raised grate and an aspect over the delightful gardens, with another window looking up to Bredon Hill. Bedroom four, which is currently used as a dressing room, has a fitted wardrobe. Bedroom two has an en suite cloakroom, whilst bedroom three is to the other end of the house, beside the family bathroom and family shower room. On the second floor is a large open study area that leads on to a bedroom area, with a wash hand-basin to the far corner. Another set of stairs lead to a further second floor area with two bedrooms and a central landing, which is used as a study. Outside/Gardens and grounds The driveway is gravelled and the entrance has brick pillars with white wrought iron railings to the front. Double coach gates open into a courtyard. The Coach House was constructed by the current owners and finished with Cotswold stone in keeping with the farmhouse. It provides a detached double garage and a separate workshop/garden store.

Services Mains water, electricity and drainage are connected. Oil-fired central and water heating. Water softener. Fixtures & Fittings All items mentioned in these sales particulars are included in the sale. All others are specifically excluded, but may be made available by separate negotiation. Local Authority Wychavon District Council: 01386 565000 Directions (WR11 7SX) From the centre of Ashton-under-Hill take the road out of the centre of the village towards Beckford. The last property on your left hand side is Middle Farm House with a white gated entrance set in brick pillars. The gravel drive provides plenty of parking and turning and leads on to the rear gardens. The gardens are beautifully presented with a parterre garden to the front. The main gardens face predominantly southwest and comprise a wonderful closed formal garden with herbaceous borders bursting with colour and scent during the spring and summer months. They are enclosed with Beech hedging and are contained within four principal beds within box hedging. The garden leads on to a pond area where there is a less formal expanse of lawn where a second access leads out onto the rear lane. There is a greenhouse and side area that leads off the rear of the drive. Postal Address Middle Farm, Beckford Road, Ashton-under-Hill, Evesham Worcestershire, WR11 7SX
