Growth in hotel accommodations in Paris La Défense 2017-2025 +60% in eight years: 1,500 rooms 1998-2015 +40% in 17 years: 850 rooms (i.e. +2.3%/year and +50 rooms/year) State of play, hotel strategy & outlook Each year, more visitors come to Paris La Défense to admire the towering architecture and enjoy the district s open-air events. With the continuously growing office supply, renewed residential development and an enhanced cultural and entertainment offering, today it is necessary to expand the supply of hotel accommodations in Paris La Défense. The opening of Europe s largest indoor concert hall the U Arena the reopening of the roof of the Grande Arche, as well as the French capital s bid to host the 2024 Olympic Games and Expo 2025, all make it indispensable for Paris La Défense to increase its accommodation capacities. Diversifying the accommodations offering and breaking down geographic boundaries The strategy we are developing aims to put forth an offering that complements existing accommodations throughout La Défense Seine Arche, leading to more striking hotel experiments in line with new trends and that open up space for new hotel brands. In the coming eight years, we will have increased the hotel capacity of Paris La Défense by 60%, from 2,500 to 4,000 available rooms. The exceptional Jardins de l Arche Tower project, led by EPADESA, will contribute immensely to this initiative by creating 730 additional rooms. We are preparing a robust hotel offering with iconic concepts heralding new experiences to enhance the district s appeal and international standing, explains Fabien Guisseau, Head of Strategy at EPADESA. Paris La Défense is no longer simply a place to work: it is a space in which to have fun, to sleep, and to live. Recent developments of evening and weekend leisure and entertainment facilities will naturally benefit the local hotel industry. Mixed-use developments are crucial for business districts. Today, there is much more to La Défense than office towers: the business district features housing, cultural events, sporting facilities, as well as spaces to get together, chat, stroll and more, adds Jean-Claude Gaillot. This urban effervescence will place La Défense on par in terms of appeal with other international business districts, particularly in Asia: Downtown in Singapore, Central in Hong Kong, and even Canary Wharf and the City of London, where innovative architectural and hotel offerings are being developed. We are watching these developments closely, notes Fabien Guisseau. Indeed, today European business districts often conform to a standard model. It is up to Paris La Défense to stand out as a pioneer in innovative hotel development. In this regard, the Greater Paris project, with the Grand Paris Express and the polycentric structure destined to reshape the landscape in the Paris Region, represents an unprecedented opportunity to reassert the standing of Paris La Défense within the region, as well as the district s vocation as a tourist destination. The arrival of the RER E suburban line in 2022, followed by the Grand Paris Express in 2027 will contribute to strengthening connections with Paris. 2
The Paris La Défense hotel offering in numbers EPADESA draws from the survey conducted in late 2016 together with MKG Consulting. This analysis made it possible to assess the district s hotel offering and examine changing consumer expectations and related challenges. EPADESA was thus able to fine-tune its 2025 strategy in terms of type and capacity of accommodations in the Greater La Défense area. Is the current and planned offering in line with consumer demand? 1 A range of cultural and tourist activities Whether in terms of number of employees, office surface area or history, Paris La Défense is Europe s premier business district. It owes its ever-growing appeal to a strategic orientation aimed at transforming the area into more than simply a place to work: Paris La Défense must become a place to call home. Since 2009 and the creation of Defacto, a public body responsible for managing, promoting and energizing the business district, Paris La Défense has become a veritable Greater Paris tourist destination. Its collection of 69 works includes top names in the iconic art movements of the 20th century, including Calder, Miró, Moretti, Serra, Venet, etc. Defacto invested 5 million between 2015 and 2017 to restore these pieces and incorporate them into public spaces and highlight this exceptional heritage. To take their rightful place in the district, pathways were created, plaques were installed in French, English and Mandarin, and artistic lighting was designed to accentuate major works. 2 6
3 In addition, Defacto has implemented a promotional policy in the district with numerous events throughout the year, including intercompany sporting competitions, concerts, major summer events (Été Paris La Défense, Urban Week) and, for the holiday season, the largest Christmas market in the Paris Region. These events make up a unique offering for the thousands of employees, tourists, students and local residents who enjoy them every year. Diversifying uses in the business district requires creating new venues for socializing and festivities. Three projects are underway to breathe new life into the area by establishing a cultural and event offering unique in the Paris Region. The first site to open, L Alternatif, is a third place that will transform one level of a parking garage into a food-service/ co-working space featuring an exhibition gallery and an auditorium dedicated to corporate seminars and concerts. Opening slated for September 2017. The following project, Oxygen, is located on the edge of Paris La Défense facing the capital, and will combine food service, an event venue and a cocktail bar, as well as a co-working space. Finally, the third project, Table Square, will put forth a new catering offering in the heart of La Défense: a gourmet restaurant featuring a view of the Grande Arche and the Arc de Triomphe, restaurants offering bistronomie fare, a lounge bar under the pedestrian platform and a cafeteria service for employees. These three sites aim to enrich the neighborhood night life while meeting users growing needs and enhancing the appeal of the business district as a tourist destination.
