GENERAL DESCRIPTION Beaver Lake is located off Route 23 in Sussex County, New Jersey close to Franklin Township and about 1 hour from New York City. The lake and all surrounding land is private and gated. Land surrounding the entire community is state owned and not subject to further development. The community was founded in 1905 and has 124 cottages, all of which are waterfront. Each cottage has its own character and history. The land is owned by the Beaver Lake Realty Company whose shareholders are residents of the lake. A Board of Directors is selected from existing shareholders that are current leaseholders and they govern the corporation. Each home site is leased from the Realty Company and is renewed every 20 Years. The current lease expires in 2030 with a renewal clause to 2050. The Beaver Lake Realty Company sets rules and regulations for the Lake which include use of 6hp outboards and boating regulations, approval of modifications to cottages, oversight of septic systems to name a few. The lake was founded as a summer getaway and leaseholder occupancy is from May 15th through October 15th. The Beaver Lake Rules and Regulations are reviewed and revised by the Board annually as necessary. Activities at the Lake are coordinated by the Homeowners Association and Jr. Homeowners Association and include such things as sailboat races, fishing contests, summer camp for kids, dinner exchanges between homes, hot dog roasts, tennis on three owned clay courts, golf outings, dances in the community house, and talent night to name just a few. There are trophies given for all ages for the annual fishing contest, several tennis tournaments, horseshoe tournaments and a separate one day fishing contest. Many residents are 2nd and 3rd generation homeowners. The Lake is very kid friendly and children can run motorboats beginning at age 13. The day camp for children through age 12 is available during the months of July and August. The area is extremely private and safe as access is by a narrow private road that travels a lovely mountainous route for 1 mile from the main road. The Lake has kept its unique character because no year round living is allowed. A lake manager and the storekeeper are year round residents that provide a level of security during the off season. This cottage is located close to the Kiddie Beach, Community House, Tennis Courts, and General Store which is open during the months of July and August, and is also open several weekends beginning Memorial Day weekend. The annual lease is $3,540, Homeowner s dues are $100/year and Fishing Club contributions are $25/year. Tennis Club contributions are based on family usage from $75 to $275/year. The Homeowner dues, Fishing Club fees, and Tennis fees are used to support the various activities including the maintenance of the 3 clay tennis courts, and stocking the lake with fish.
