WELCOME Welcome to the public exhibition on the initial proposals for the redevelopment of Lewisham Retail Park in Lewisham Town Centre. Legal & General own Lewisham Retail Park and are in discussions with the owners of 66-76 Loampit Vale. Legal & General wants to invite local residents, community organisations and businesses to give their views on the initial proposals for a mixed-use scheme. THE SITE Lewisham Retail Park is bounded to the south by Loampit Vale, to the north-east by Thurston Road and to the west by Jerrard Street. The site is occupied by four retail tenants; Matalan, Mothercare, Sports Direct and Family Bargains, as well as a car park area and a service delivery yard. Legal & General have recently held pre-application meetings with Lewisham Council and are keen to hear your views before finalising the design. SITE PLANNING CONTEXT Lewisham Retail Park is located in Lewisham Town Centre. The Lewisham Town Centre Plan (adopted in February 2014) explains that this area has been designated as an area for regeneration. Part of the process involved undertaking a study and scoping exercise to identify improvement opportunities for Lewisham Retail Park and the surrounding area. DESIGN CONCEPT Assael Architecture s main driver is to improve Lewisham Retail Park and to create a better environment for all. This includes: Improving the public realm around the site, widening the cycle way along Thurston Road, adding more trees and green landscaping Building world-class innovative architecture that will redefine this part of Lewisham, and provide a mix of high-quality housing New green amenity space for all residents, including an expansive podium space Bringing the high street to Loampit Vale, with a variety of new and exciting mixeduse spaces that will benefit residents and tourists alike Dedicated secure parking for commercial visitors
INITIAL PROPOSALS The retail accommodation currently provided at Lewisham Retail Park is dated and inefficient with poor internal layouts. Lewisham Council acknowledges the poor condition of the existing accommodation and that it does not suit the needs of today s retailers. Alongside Assael Architecture and in close consultation with Lewisham Council s planning and urban design officers, Legal & General have prepared the following initial proposals for the site: Mix of approximately 525 homes across seven buildings Range of car parking spaces for commercial tenants and residents Self contained houses along Thurston Road frontage Commercial units along Loampit Vale and Jerrard Street frontages Communal garden area A public station square Public realm improvements Image showing building outline of proposal within local area Proposal at Ground Floor level
HEIGHT AND MASSING The site sits within Lewisham Town Centre which contains high-rise, mixed-use developments such as Renaissance, Lewisham Gateway and Thurston Road Industrial Estate. To respond to the neighbouring building heights, the initial design shows a range of building heights from five to 24-storeys across the site.
