We have a strictly no smoking indoors policy. We have tried as far as possible to provide detailed and concise information, however if you have any queries please do not hesitate to contact us. A complimentary mini welcome hamper will be waiting for you upon arrival containing a few local products to enjoy during your stay. Pre - Arrival We have produced an informative website which details the property particulars and some local area information too. The nearest bus stop is approx 200 meters from the property The nearest railway station is approx. 4 miles away in Beverley. Taxis are available at the station. The nearest RADAR toilet is situated on Lord Roberts Road, Beverley HU17 9BE. Arrival & Car Parking There is allocated car parking space at the rear of the house. It measures in width and can easily accommodate 2 medium sized cars. Car parking is slightly below the property accessed by 2 steps. The road is cambered and block paved. Alternative parking is available on the main road in the village. Entrance to the property is via a gate measuring 90cm wide. There are 2 steps measuring 14cm & 21cm in height up to the patio area, these are supported by a grab rail on the left wall. There is a step up to the patio doors ( main entrance) measuring 20cm in height.

Both patio doors open fully to 130cm width. Unlock the left side door (60cm wide) to gain access to the house. Automatic censored light on patio. Kitchen / Dining Area he gas hob is work top height, electric oven and grill both with drop down doors are accessed form the front. The sink is 90cm high with a cupboard underneath. The flooring is click slate tile effect. There is no free space between the worktops The kitchen is well lit with spot lighting above the kitchen area, fluorescent tube lighting underneath the wall units and drop lighting above the breakfast bar/dining area. All appliances are fully integrated and stand at floor level. These include front loading washer/dryer, slim-line dishwasher, twin opening fridge and freezer. Microwave is at waist height on a work top. The combi boiler is on the West wall of the kitchen. A fitted breakfast bar which measures 90cm high x 110cm deep is equipped with four comfortable bar stools with back support. these are adjustable in height and have no arms. Carbon monoxide alarm is fitted Lounge Entrance from kitchen to lounge via a doorway 70cm wide. There are 2 x 2 seater upholstered sofas each measuring 40cm high to sitting space. There are 2 low-level foot stools. Flooring is short piled wool carpet. Furniture is moveable and non feather. All cushions are non feather. Varga woodburning stove is fitted to North wall with a twin insulated pipe extending up through ceiling. Hearth extends out from the fire by 50cm Fire requires the ability to kneel to operate Flat screen smart TV with freest and remote control xbox 360 plays dvdd & css Wifi router. Bose soundlink Lounge is well lit with 2 table lamps and ceiling spots.

Carbon monoxide & smoke alarm fitted. Fire door measuring 70cm wide and fitted with closers opens into: Entrance Hall The front door has thumb turn locking mechanism, no need for a key inside. It measures 70cm wide, and has a threshold drop to the outside measuring 30cm The flooring is click slate effect tiles. The room is lit well by 2 ceiling pendant lights and a table lamp. Dusk til dawn lighting is provided at the top & bottom of the stairs for added safety during darker hours. Digital central heating thermostat is housed on the wall. Stairs lead from the hall to the first floor. There are 13 steps in total, each measuring 20cm high and 80cm wide. These are carpeted. There is a fitted handrail on the left hand wall. Bedroom 2 Accessed by a door measuring 70cm wide. There is a kingsized bed which measures 150cm wide x 70cm high. This is zip linked and may be configured as twin beds each measuring 75cm wide x 70cm high. When the bed is configured as twin bed, the beds cannot be accessed from both sides. There are 2 table lamps at each side of the bed. Non feather duvets and pillows have been provided plus egyptian cotton sheets, duvet covers and pillow cases. There is an illuminated mirror on the south wall operated by a pull switch. Wardrobe with hanging space and drawers, coat hangers and a hairdryer are all available in this room. Bathroom & WC The bathroom is situated between the 2 bedrooms. The door width is 60cm. There is a pull cord light switch fitted to the left of the entrance. This operates the 5 spot lights and the extractor fan too. The door has a privacy lock with a release mechanism on the outside of the locked door. Full size bath with shower over, all water controlled by combi boiler settings. Hand held shower plumbed from mixer bath taps. Bath height 55cm has 1 support handle. Glass shower door fitted to wall. Non slip bath mats are provided all towels provided are Christy Egyptian cotton. Luxury toiletries are provided. The bathroom is fully tiled including the floor. Good colour contrast between flooring furniture and walls. Large illuminated mirror above sink is sensory operated and houses a demistor pad plus shaver / electric toothbrush point on the right hand side. The sink is 80cm high. Toilet with dual flush is 40cm high and has a soft close seat. A heated towel rail is installed rather than a radiator. Bedroom 1 Door to bedroom is 70 cm wide There is a kingsized bed which measures 150cm wide x 70cm high. This is zip linked and may be configured as twin beds each measuring 75cm wide x 70cm high. Beds can be accessed from both sides when configured as twins. There are 2 table lamps at each side of the bed. Non feather duvets and pillows have been provided plus Egyptian cotton sheets, duvet covers and pillow cases. The twin insulated pipe from the wood burning stove enters through the corner of this room. This pip cannot burn as it is insulated however, clothing should not be hung from or near it. There is a walk in double wardrobe which is lit when the doors are open. It houses hanging, drawer & shelving space. it is equipped with power, seating and mirrors. There is ample room for luggage within.

Grounds & Garden To the rear of the house there is a small courtyard garden which face South & West. It is fully enclosed and lit. It is equipped with a table and seating for four people. There is lockable storage for boots & wellys too. Additional Information The information pack is produced in size 14 font, however it is available in a larger font size if requested. Mobile phone signal is patchy depending on the provider. Wifi is unlimited and free for guests. Please advise if you are unlikely to hear the fire alarm. The accommodation is non smoking indoors and is protected by smoke, heat & carbon monoxide alarms. Smoking is only permitted in the garden areas, ashtrays provided. A fire blanket & fire extinguisher are provided in the kitchen. Dogs are welcome by prior arrangement, however they are restricted to the downstairs areas of the house.
