The Park Promenade was originally planned to be a vehicular route in the Outline Masterplan, providing access for taxi drop-off. MP3 proposes to change this arrangement to make The Park Promenade a pedestrian and cycle route with access only for emergency vehicles. Subject to approval, The Park Promenade is likely to be named Ash Avenue providing a consistent street naming from New Kent Road through Elephant Park. It will include a pocket park and one of the largest existing trees as a focal point. Vehicles will use Lion Way to access H4 and H5 for servicing and car parking, however the space will be designed to create a pedestrian friendly environment that is clearly communicated through the layout and materiality of the streetscape. New Kent Road Artists impression of New Kent Road with the new retail frontage, still subject to change Precedent images for landscaping to New Kent Road Sketch elevation of how the tall building meets New Kent Road MP3 will have an active frontage along New Kent Road of large format retail (for example bicycle, furniture and household goods shops) that will help to transform it into a space for people rather than traffic. The proposed landscape design for New Kent Road provides an improved environment for pedestrians and cyclists, retaining and enhancing the existing street trees. The existing trees will be set within a landscaped zone adjacent to the highway. The cycle route will be relocated next to this landscape buffer, allowing for a pedestrian footway next to the new shops. The cycle lane will be carefully designed to make sure it is clear of obstructions and safe for both cyclists and pedestrians. MP3 H4 projects into Ash Avenue to help create enclosure to the space with Elephant One by Delancey, whist still providing a glimpse of the Park. The electrical sub-station required by MP3 H4 will be shielded by vertical planting or louvres (see elevation middle right), allowing views up to the first floor resident garden. Mansion block character Proposed elevation to the Park Grand Union Centre by AHMM Tiling pattern precedents in London Underground stations The buildings fronting onto the Park Promenade and Lion Way will use brick as their primary material, similar in colour to the photographs above. Interest and texture will be added to the elevations by introducing patterns, created by the use of different types of brick bonds or varying their colour. These patterns have been inspired by the variety brick bonds / tones found in the area and also referencing some tiles found in the London underground stations around Elephant Park. Tall building character Looking up at the corner of New Kent Road and Ash Avenue Looking up to the convex panels on the upper storeys Proposed north and south elevations Proposed east and west elevations The Faraday memorial The tall building is located at the corner of New Kent Road and Ash Avenue. The building is 25 storeys high with eight homes per floor and residential amenities at level one. 100% of the homes are dual aspect. The look and feel of the tall building takes inspiration from the an iconic building in the area such as the nearby Faraday Memorial or the Chrysler Building with metal cladding as its principle material. These metal panels will be formed into concave or convex profiles that will change the way light is reflected off the surface of the building.
