Poinsettia Vision Creating a livable, attractive, and environmentally sensitive community is a challenge throughout California. The Poinsettia community, through its comprehensive planning approach, is aimed at providing desirable homes, recreational opportunities, and habitat restoration. With provisions for trails with regional connections, bikeways, and habitat conservation/restoration, this community embraces and protects the hometown character and exceptional quality of life in the City of Carlsbad.

Poinsettia Location Map Poinsettia Lane connection completes the missing link for circulation in the community

Poinsettia Vicinity Map

Completion of Poinsettia Identified in Key Goal for Public Works 2015-2016 Operating Budget and Capital Improvements Program Providing relief to traffic congestion Improving effectiveness of public transportation and Emergency Response (Police, Ambulance and Fire Protection) Financed via a Bridge and Thoroughfare District Bridge vs. At-Grade Road Maintains the canyon s hydrologic integrity eliminating the need for a culvert Provides a biological corridor for wildlife movement Less direct impacts to biological resources (avoids all riparian habitat)

Open Span Bridge Design Bridge Span = 275 Bridge Height = 35

Open Space/Habitat Preservation 51% of the site will be open space Residential areas will be located in the lowest quality habitat The entire open space area will be subject to fire recovery stewardship Bridge avoids direct impacts to Riparian habitats Poinsettia bridge will maximize wildlife movement Coordination with wildlife agencies throughout the process Open space will be maintained in perpetuity

Property History Previously, higher density concepts have been proposed on this site: 2003 - The Bridges at Poinsettia - 386 Townhomes 2006 - Pontebello Senior Community 428 Units Poinsettia is proposing a significantly less dense community 140 Single Family Detached Homes Reduction in previously proposed onsite inclusionary homes Poinsettia design is more consistent with the surrounding neighborhoods

Effort to Minimize Impacts to Open Space Habitat Management Plan Developable Areas By Parcel Through negotiations with the Agencies and the City, and by providing the Open Span Bridge, we have been able to concentrate Neighborhoods 1, 2 & 3 on previously disturbed/degraded habitat areas and leave the majority (51%) of the site as Open Space Developable Areas Open Space
