Crown Spindle Mill, Embsay

Crown Spindle Mill, Embsay A spacious character property including the original cast iron water wheel, stone mill chimney, exposed beams, trusses and stone work, timber floors and offering large reception rooms and bedrooms throughout. Having six bedrooms in the mill and four further bedrooms in the two cottages totalling ten bedrooms. This family sized accommodation could include holiday lets or perhaps multi-families sharing the purchase and living space. Crown Spindle Mill, excluding the two cottages, offers a reception hall, two ground floor double bedrooms, shower room, superb sitting room, spacious full width stunning living-dining-kitchen, which we are informed is ideal for large gatherings and a spacious conservatory with utility area. The wheelhouse itself still contains the original cast iron waterwheel which provides storage and could perhaps be fully restored one day. On the first floor there is a further sitting room and two double bedrooms along with an updated house bathroom and on the second floor, two further en-suite bedrooms and a store room. Outside, the property has a large enclosed walled garden together with a stone flagged courtyard, 3 stables and a tack room. An adjoining out building workshop leads through to a store room and the original stone mill chimney is still in situ. The property is approached along a tarmac track drive, which is in good order, leading down to the gravelled parking area providing parking for a dozen vehicles.

PURCHASE OPTIONS We are offering Crown Spindle Mill itself, the Engine House and the Cottage as a whole at 975,000 to include all outbuildings and garden areas. There is also the option to purchase just the main mill house at 750,000 or option three to purchase the Engine House and the Cottage by separate negotiation. These three properties are on three separate lease hold titles, all being owned by the current owner. HISTORY Crown Spindle Mill was built in 1820 when it made metal spindles, one of the original forges remains in the garden. During the Crimean War it was taken over by The Crown, as the then owner was a pacifist, to make bayonets during the war. It was then used for packing cotton and tobacco, and during the First World War it made shell cases. The property was converted in 1975. The present owners have been there for 20 years of over which time The Mill has seen vast improvements. MAIN HOUSE RECEPTION HALL Approached directly from the gravelled forecourt parking areas through a UPVC double glazed door, into a wide entrance hall with period wall coverings and paint finishes, dado rail and night storage heater with period-style timber cover. BEDROOM SIX/HOME OFFICE Currently used as a home office, an excellent size double bedroom with a delightful outlook from the double glazed window with exposed stone sill across the gravelled courtyard onto open farm land and the fells. BEDROOM FIVE Featuring a range of fitted bedroom furniture including fitted wardrobes with shelving and hanging space having a full length mirror on the front, a dressing table/desk area and an excellent range of open shelving above. BEDROOM ONE With great space here for a double bed and having a range of fitted bedroom furniture including bedside drawers, book shelving and a study/desk area. Due to the size of room, there is almost a separate sitting area, therefore being ideal for the younger end to bring their friends over to stay. Again with a further range of fitted wardrobes, cupboards and open fronted storage areas. Having recessed lighting, superb king trusses, night storage heater and four Velux windows for natural light and a further double glazed window to the gable with some stunning long distance views. ENSUITE BATHROOM Comprising of a three piece suite including panelled bath with side filling taps set below a Velux window, a vanity basin and dual flush WC. With full height tiling to the walls, chrome ladder-style heated towel rail, recessed lighting and with a mirror and vanity cupboard/shelving over the wash basin. OUTSIDE To the front of the property, on the approach from the concrete track, there is a large courtyard laid to gravel which provides parking for perhaps a dozen vehicles. This in turn leads down both side of the property giving access to the Cottage on one side and the Engine House on the other and eventually leading to the stables/tackroom and through into the enclosed rear gardens. The enclosed rear gardens are well established and with a high stone wall providing a very private and attractive garden, as you expect with a property of this calibre. Laid mainly to lawn with flower beds, trees and shrubs, together with Yorkshire stone footpaths and patio providing great space for alfresco dining and entertaining. The original stone forge now provides a wood store and there is access to the base of the chimney. The garden also has a covered barbecue area. TACKROOM AND STABLES There is a stone outbuilding and workshop with sealed unit double glazing, electric lights and sockets, benches, shelves and exposed stone work which leads through to an adjoining store room, again with double glazed units, electric light, power outlets, heating, fitted cupboards and drawers. This room was previously used as the owners home office. With outside lighting and taps around the property and the original 120' stone mill chimney is still in situ and in actual fact is still in working order. Three stables and tack room with double glazed windows, light and power. NOTES ON THE ENGINE HOUSE AND THE COTTAGE Both the Engine House and the Cottage are currently tenanted and we are informed that both tenants would be happy to remain in residence given the opportunity. However, once a sale is agreed on these two properties, in addition to the main house, the tenants will be given notice and vacant possession will be given. In our opinion whilst these two tenanted properties bring in a reasonable income, there is opportunities here to substantially increase the potential income by way of holiday lets. This may well be subject to local authorities permissions, however it is our understanding that holiday lets, if advertised and managed in the correct manner, would bring in substantially more revenue than is currently provided. Of course another alternative would be for two or more families to purchase this building and perhaps with dependant relative living in one or both of the annex properties. ENGINE HOUSE This part of the mill was originally the Engine House and has now been converted into a two bedroomed, three-storey property. Approached from the gravelled parking forecourt and parking area down the side of the main mill building via a flight of stone stairs. Having a small garden and parking for one vehicle. ENTRANCE HALL A UPVC door gives access into the entrance hall with double panel heating radiator, half height timber panelling and exposed roof timbers. Being open to the kitchen and with hanging space for coasts and outdoor gear and having laminate flooring. BATHROOM A three piece suite in white comprising of a panelled bath with Triton independent shower unit over, full pedestal basin and a dual flush WC. With full height tiling to the walls and deep recessed window with a double glazed unit providing natural light. Having recessed lighting and Dimplex wall mounted convector heater. KITCHEN Featuring a large double glazed Georgian-style window offering delightful views onto the fells beyond and bringing in great amounts of natural light. In addition, there is a further double glazed Georgianstyle window set into an attractive exposed stone surround looking onto the main house gardens. Featuring a range of white fronted base and wall units with brushed stainless steel contemporary handles offering excellent storage, and with granite effect worktops over the base units. There is space and plumbing for a washing machine and tumble dryer along with a fridge and or dishwasher if required. A single bowl sink sits below the previously mentioned window. With exposed roof timbers, multi-point adjustable spotlight and laminate flooring. Cooking facilities include an under mounted fan oven with four ring induction over with canopy hood extractor fan. Stairs lead off the kitchen to the lower ground floor and the first floor accommodation with double panel heating radiator. LOWER GROUND FLOOR Featuring two bedrooms both with double glazed windows for natural light and with exposed stone work to bedroom one which is a double room with double panel heating radiator and a built-in wardrobe.
