It is proposed that the Aldi store would help define a corner of Commercial Street which has seen a number of developments around it, while respecting the local heritage context.

SITE LOCATION AND PLANNING CONTEXT The former Sandport Industrial Estate site is situated off Commercial Street. Now vacant and acquired by Aldi, it contains a number of industrial units each with associated car parking and yard facilities. The overall site is 1.125 acres stretching from its Commercial Street frontage through to the Dock Street/Sandport Place boundary. There is good frontage onto Commercial Street and it is situated within an existing shopping and leisure area close to the Albert Dock basin within the Madeira section of the Leith Conservation Area. The site has good transport links. There are bus stops outside the proposed store entrance with regular services to most of Edinburgh. There is also good pedestrian access from the surrounding area which has a typical city centre mix of high density residential, commercial and leisure facilities as well as the nearby Scottish Government office at Victoria Quay.

The Aldi store is a modest scale foodstore which will fulfil a neighbourhood shopping role as well as attracting customers from the surrounding area. The main sales area mass would be single storey with pitched roof to tie in with the adjacent Kinloch Anderson building, with a similar width and ridge height. The warehouse and amenity block would be a single storey unit with a relatively flat roof built to look like a modern extension to the sales block. This would all be of a similar height to the buildings to be demolished to minimise the impact of the development.
OUR PROPOSALS FOR COMMERCIAL STREET OPTION 1 - bonded warehouse detailing OPTION 2 - contemporary detailing The aim of the development is to provide a high quality, attractive new foodstore for the community which will be sympathetic to the existing street scene while providing a modern shopping environment. To achieve this, detailed elements from the existing bonded warehouse have been reflected along the Commercial Street elevation to articulate the sales block. A series of small windows and false doors of a similar detail to those on the bonded warehouse provide the frontage to Commercial Street and enhance the visual interest on the street. The east end of this elevation would have slightly larger openings, fully glazed to denote the store entrance. Alternative options have explored the use of more modern ribbon windows within the stonework.
SITE PLAN The proposed site layout has been informed by responding to the existing site to provide a functional use as a foodstore as well as opening up the corner of Commercial Street and Sandport Street to provide pedestrian and vehicular access. It also provides a pedestrian route onto Commercial Street which the previous building did not. The size of the site for a commercially viable store has heavily influenced the layout. The proposed store is pushed hard up against both the existing Kinloch Anderson building and the boundary of Commercial Street with the rest of the existing site to be cleared for 62 car parking spaces, safe pedestrian routes from Sandport Street and associated servicing and landscaping. The orientation of the building, together with the clearing of the other buildings on the site, allows access through to the park, opening up the area as useful public space. The service area is located along the boundary with Kinloch Anderson and will be partially screened to minimise views over this from the neighbouring residential blocks. The loading dock is partially located within the warehouse area to further minimise its impact on surrounding properties and will be screened externally.

ALDI - A GOOD NEIGHBOUR Our store managers and staff are local and we take pride in becoming involved in local community matters. Our stores open between 8am and 10pm Monday - Saturday and 9am - 7pm on Sunday and generally only require one to two goods deliveries per day. During store construction we work closely with our neighbours to keep potential nuisance to a minimum. The planning application will be supported by a range of technical documents to ensure that impacts on amenity are minimised. These will comprise a Planning and Retail Statement, Transport Assessment and Drainage Report.
ACCESS Access - The proposed foodstore vehicle access will be off Dock Street and the existing bell mouth will be slightly reconfigured to allow better access to the service yard. Pedestrian access into the store itself will be opposite the corner park, allowing access both from the car park and from Commercial Street and creating permeability across the site. This is critical to open the site up, interacting with the public space and integrating with the wider community. An existing bus stop is located by the pedestrian crossing on Commercial Street, providing links with the wider city and reducing the need for private transport. LANDSCAPING AND SUSTAINABILITY South elevation Option 1 - bonded warehouse detailing Landscaping - The proposed scheme includes a mixture of both soft and hard landscaping. The site boundary, with the corner park, will provide dense, low level planting, providing open views to the store to encourage public integration across this boundary whilst creating an aesthetically appealing frontage to the site. The store entrance area will be finished in quality paving sympathetic to the wider conservation area. Sustainability - Aldi is committed to developing sustainable buildings and operating efficiently to minimise waste and generate renewable energy. A detailed Sustainability Statement will accompany the planning application and cover themes including minimising energy use, such as the innovative arctic circle technology which removes 100% of a store s requirement for heating equipment by recycling heat from the refrigeration units.
