Situation Totally surrounded by its extensive grounds, Red Court occupies an elevated and outstanding location on the southern fringes of Haslemere, close to the Surrey Sussex border. This highly regarded area on the rising ground of Blackdown and with panoramic southerly views almost to the coast became known in the Victorian era as England s Little Switzerland on account of its scenic beauty and healthy air. Secluded and idyllically tranquil, Scotland Lane is just half a mile from the High street via local backroads and a mile from the station. Towards the end of the 19th century as the railways expanded, Haslemere and Hindhead became home to such luminaries as authors Conan Doyle and Bernard Shaw. Water colourist Helen Allingham lived in the town while the poet Lord Tennyson lived and walked on Blackdown Hill having Tennyson s Lane named in his honour. Nestling in a hollow to the north of the Blackdown ridge the attractive and historic town of Haslemere offers a good range of amenities. These include churches, supermarkets and speciality shopping, banks, restaurants, farmers market, local societies and the Haslemere

Museum. The vibrant and active community also hosts the annual Charter Fair and Haslemere Festival. A short distance along the Hindhead Road, Weyhill provides a further area of local shopping and restaurants and a Marks and Spencer Food Hall opened in 2016. Haslemere also benefits from a mainline rail station providing a fast and frequent service to London Waterloo in around 50 minutes. Road communications are good with the main A286 and the A3 via the Hindhead tunnel providing access to both London and Portsmouth and the airports via the M25 at Wisley. There is a wide choice of both state and private schools within easy reach including St Ives, The Royal School, St Edmunds, King Edwards, Amesbury, Highfield, Charterhouse, Prior s Field, Cranleigh and Barrow Hills among many others. Recreational opportunities include golf at a number of local clubs, multi-activity sport centres at Haslemere and Godalming, polo at Midhurst, racing and flying at Goodwood and sailing at Chichester harbour. In addition, much of the surrounding countryside is National Trust land and falls within The Surrey Hills Area of Outstanding Natural Beauty. The area offers unrivalled walking and riding in beauty spots such as Blackdown, Marley Common, Wagonners Wells, Frensham Common and the Devil s Punchbowl. For serious walkers, the 150 mile longdistance Sussex Border Path runs nearby.

Red Court Dating from 1895 and listed Grade II, Red Court was designed by the highly regarded Victorian architect Ernest Newton who was prolific in his production of outstanding country houses during the late 19th and early 20th centuries. A favourite style was the 18th century revivalist we find in Red Court with its substantial proportions, impressively detailed brickwork, gabled roof and tall corbelled chimneys. A particular external feature is the repousse lead work to the rear oriel with the words DULCE DOMUM (Sweet Home). Internally the property offers large bright principal rooms with high ceilings and much decorative moulding. Tall sash windows admit maximum light and draw the eye to lovely views over the grounds and surrounding countryside. The arched portico and wide studded front door open into a generous entrance lobby from which glazed double doors lead to the impressive reception hall with its carved stone fireplace, decorative cornice and Ionic columns. Ideally suited to entertaining on a grand scale this space opens to a fine dining room with space to seat at least eighteen for dinner. On the other side the hall leads to the spacious and elegant drawing room with its deep southfacing bay window and superbly decorated ceiling and cornice. Two further main reception areas include the games room with its tented fabric ceiling and a magnificent triple aspect orangery with full height windows, vaulted roof and French door leading to a circular loggia and the garden. A smaller morning room is currently arranged as a study. Sensitively separate from the impressive formal rooms, the remainder of the ground floor provides a spacious kitchen with four-oven AGA, butler s pantry, laundry room, staff sitting room, shower room, various larders and store rooms and stairs lead down to a wine cellar.

First floor accommodation comprises a superbly spacious master suite with elegant southerly facing bedroom, en suite bathroom and private sitting or dressing room. Four further double rooms, one single and three family bath rooms complete the first floor. The second floor was originally exclusively staff accommodation and comprises a further six bedrooms and three bathrooms. In the same ownership since the 1970s, the main house now requires fairly extensive modernisation and redecoration. There is immense potential to a landmark country house in an idyllic yet extremely convenient location.

Gardens and grounds The extensive gardens and grounds are a key feature of Red Court and provide not only beautiful surroundings but a high level of privacy and seclusion. The panoramic view south from the formal gardens towards the South Downs National Park and Blackdown are quite spectacular. The property is approached from the lane via a long sweeping drive through parklike grounds with lawns, spring bulbs and numerous mature trees. This leads between tall brick piers to an extensive walled forecourt with space for numerous vehicles. Whilst the formal gardens, amounting to some four acres, surround the main house, the major parts lie to the south and west. Here they are laid out in several distinct areas and levels with neatly trimmed lawns, beds and borders and a wide variety of decorative trees and shrubs. Beyond the formal landscaped gardens the remaining grounds are comprised of some fenced pasture and areas of managed woodland.

Services and easements Mains water, electricity, gas and drainage. There is also a private well and water tower on site not currently in use. If the estate is sold in lots then various services, rights of way and easements may be required over adjoining lots. Each Lot is to be separately fenced where new boundaries are formed by the sellers, specification available upon request. Japanese knotweed Japanese knotweed has been identified in an area of land adjacent to ancillary buildings. The affected area has been inspected by professionals and an eradication plan has been indicative. RED COURT Tenure and Possession The property is offered for sale freehold with vacant possession on completion, subject to a strip of land on the eastern boundary of lot 3 which is leased to the neighbouring property.
