LANDLORD S PROVISIONS The Building The structural system of this building comprises reinforced concrete structural walls coupled with four reinforced concrete columns. The floor system on a typical office floor is constructed by a 300 mm deep pre-stressed concrete flat slab with 650 mm deep perimeter beams for enhanced headroom. External Finishes The building is clad with low-e double-glazed, thermally-insulated panels set in aluminium frames with PVDF coating. Vertical mullions are set at 1.6 m (approx. 5 ft 3 in) intervals. Raised Floor System A fully installed 150 mm (6 in) raised / access floor system with 100 mm (4 in) clear void is provided, comprising of 600 mm x 600 mm floor tiles and fitted with 3-compartment service outlet boxes for ease of connection to all power, voice and data equipment. Vertical Transportation There are four high-speed passenger lifts serving the office floors operating at a speed of 7 metres per second with a capacity of 1,800 kg each. There is one service lift serving all floors of the building operating at a speed of 2.5 metres per second with a capacity of 4,600 kg. Main Lift Lobby and Sky Garden Lobby The Main Lift Lobby and the Sky Garden Lobby are finished with natural stone flooring and a feature wall of backlit marble. There is a bronze clad staircase linking the two lobbies. Office Area Core walls and columns to office areas are finished in plaster and emulsion paint ready for tenants finishes. Typical distance from core wall to internal curtain wall is approx. 17 m (55 ft 9 in). Typical width from curtain wall to curtain wall is approx. 26.3 m (86 ft 3 in). Washrooms Male, female and disabled washrooms are provided on every floor with white sanitary ware and stainless steel accessories. The floors in the washrooms are finished in white conglomerate stone and the walls are finished in a combination of white conglomerate stone and brown mosaic tiles. The ceiling of suspended metal panels and gypsum board incorporates lighting and ventilation fittings. Pantries ELECTRICAL INSTALLATION Normal Power The electrical loading per floor is designed at 89VA/sq m (approx. 8.3VA/sq ft) for office floors. The supply voltage is 380 volts, 50Hz, 3-phase or 220 volts, 50Hz, 1-phase. The building is divided into two zones with each zone served by two busducts to ensure uninterrupted power supply. Emergency Power A 500 kva standby emergency power system providing 44VA/sq m (approx. 4VA/sq ft) is available to back-up tenants essential equipment in the event of power interruption. Trunking A three-compartment cableway system is provided along the core on each floor for tenants flexible and convenient management of power and telecommunications system cabling. Computer Earthing A clean earthing system has been provided on each floor inside the meter room. Provision is made in the service core for plumbing, drainage and ventilation for permitted tenants pantries. Floor Loading Total floor loading is approx. 5 kpa (100 lb/sq ft) in the general office area. 14 15

TELECOMMUNICATIONS & INFORMATION TECHNOLOGY MANAGEMENT Telecommunications Dual lead-ins and risers are provided to enhance the availability and resilience of the telecommunications services. Tenants enjoy a free choice of fixed telecom network services (FTNS) and operators. SMATV Facilities for satellite TV are in place. Splitter units for satellite TV, to which tenants can make connections, are available on every floor. Data Communication Inter-floor telecommunications trunking is provided inside the telephone duct room on every floor. Computerised Fire Detection Intelligent fire-detection systems have been provided and can be extended to tenants computer rooms. Wi-fi Connectivity Provision for free wi-fi coverage is provided in the main lift lobby and sky garden. FIRE PROTECTION SYSTEM BUILDING MANAGEMENT SYSTEM Automated Building Management System An automated building management system monitors and supervises all fire, life and safety services. The system also controls lighting in public areas and adjusts air-conditioning temperatures to ensure environmental comfort and safety at all times while maintaining energy efficiency. Public Address System Speakers are installed in the offices, washrooms and lift lobbies on each floor as well as in lift cars to broadcast emergency messages. A phased evacuation system broadcasting over the public address system provides automatic evacuation signalling and selective paging to all areas. Security The building is monitored on a 24-hour basis by a digital security surveillance system which covers all major access / exit points, lift cars and other common areas. An Octopus card key system, integrated within the passenger lifts, is available to tenants for controlling access to their premises. A computerised security patrol monitoring system is installed in all circulation areas and staircases. Door contacts are installed at all fire exits to enable movement to be monitored by the Building Management System. Automatic Sprinkler System The building is protected by an automatic sprinkler system. Wet riser and hose reel systems are also provided. Automatic Fire Alarm Systems (AFA) The building is further protected by a fire detection and alarm system which consists of visual / audio alarms and fully addressable heat detectors, smoke detectors, break glass units and flow switches. On activation of the AFA, fire alarm signals will be sent to the Building Control Room and directly to the Fire Services Department. 16 17

INTEGRATED CEILING SYSTEM Office Ceiling The suspended ceiling system comprises suspended metal ceiling tiles (600 mm x 600 mm panels with sound absorbent material) and integrated lighting with air-conditioning outlets set in a modular layout. Concealed type sprinkler heads are also included. The floor to ceiling height provides a typical clear headroom of 2.85 metres on typical floors.this is enhanced to 3.4 metres on the top two office floors. Lighting Fully recessed 600 mm x 600 mm innovative direct and indirect luminaires with T5 fluorescent tubes and electronic ballasts permit desktop illumination of approx. 500 lux in an energy-efficient manner. AIR-CONDITIONING & VENTILATION Air-conditioning System A fully-fitted Direct Digital Control Variable Air Volume (VAV) system is provided on each office floor. Conditioned air is distributed through flexible ducts within the ceiling void to linear supply diffusers incorporated with the luminaires. VAV controllers with cooling and heating controls at perimeter zone are also provided for future heater installations. The air-conditioning system on a standard office floor has been designed to cater for a population density of 8 sq m (approx. 90 sq ft) per person and the total A/C load of lighting and small power up to 53W/sq m (approx. 5W/sq ft). Ventilation Tenants general exhaust is provided on each floor with capability to extend to pantry, conference rooms or dedicated exhaust from computer rooms. Washroom exhaust is provided by centralised exhaust systems. Essential cooling / air-conditioning The building is provided with a dedicated 24-hour chilled-water supply fed by a chiller with a total cooling capacity of 100TR. All chillers use environmentally friendly R134a refrigerant. Connections to the system on each floor enable tenants to cool their computer and data rooms.
