The director of maintenance and 2 full time maintenance assistants will be trained to immediately activate, operate and maintain the generator Polices & Procedures will be in place for anyone trained to operate following installation New Staff will be informed of the new power plan during all associate in service held quarterly The community will contact Zabatt in the event the generator malfunctions The new generator is due to be installed by or before May of 2018. The submitted CEMP plan provided by Allegro at East Lake to the Pinellas County Emergency Management Office on 9/29/2017 will meet all current state requirements once the community completes new installation generator outlined above.
Allegro Tarpon Springs has taken the following steps to date to move the community into full compliance: i. Met with electrician, general contractor and electrical engineer to secure bids for projected cost on new equipment and installation to bring the community to current compliance. (see attachments) ii. In order to bring the community info full compliance and meet all of the current requirements, the community has submitted a waiver request to allow for adequate time to complete new installation of compliant equipment and anticipates the Allegro at East Lake will be in full compliance once this work has been completed. The date of compliance as identified in the waiver request is May 14, 2018.

PURPOSE OF PLAN The purpose of the Allegro Fire, Hurricane and Emergency Plan is to meet any and all potential emergencies and/or disasters expeditiously, calmly, professionally in a well organized manner. FACILITY DESCRIPTION AND HAZARD ANALYSIS The Allegro at East Lake was constructed in November of 2001 and is a three-story central core building with two wings. It is a wood frame with shale reinforcement and concrete floors. The building is designed with 92 apartments, each with its own bathroom, 7 with two bathrooms. There are three stairwells and a fourth core stairwell from the second floor to the first floor. Windows are single-pane, high inset storm windows. The main dining room is located on the first floor and a third floor dining area seats 12 residents. All meals are prepared in the first floor kitchen. Electricity is provided by Duke (Progress) Energy, water and sewer are provided by Pinellas County Utilities and gas is provided by City of Clearwater Gas. The building faces West and fronts East Lake Road. Tarpon Road / Keystone is the nearest major intersection northbound and is approximately 1.5 miles from the community. Southbound, Tampa Road is the nearest major intersection and is approximately 3.5 miles from the community. INTERNAL EMERGENCIES Fire within the structure would present the most severe internal hazard. The Allegro at East Lake has complied with the ordinances and fire safety codes within the fire district of the City of Tarpon Springs Fire Department and has fire extinguishers, and an internal fire alarm system, with pull stations, which is connected to Piper Fire Protection, an outside alarm monitoring company. All exits are clearly marked. Other possible internal emergencies would include a bomb threat, major water leaks, gas leak, disruption of sewer drainage, and severe heat and cold in conjunction with power outages. EXTERNAL EMERGENCIES Tropical weather activity in the region is most common, especially during the summer months. A hurricane threat would be the most severe weather emergency, however, a direct strike from a hurricane to the Pinellas County area has not occurred since 1925. The Allegro at East Lake is located in evacuation area C (Level III Hurricane) of the Pinellas County evacuation map and would generally not be required to evacuate until wind exceeds 111-130 MPH and tides exceed 14 19 feet. It is the intention of this plan to work in conjunction and within all State of Florida Statues, Ordinances of Pinellas County and the City of Tarpon Springs, Adopted Building Codes, Public Policy and Operating Procedures of the Department of Elder Affairs and the Department of Humanitarian and Rehabilitative Services (HRS).
