Current Context The context for the project includes storey multi-family residential to the northwest, a TD bank immediately north, highway oriented commercial to the east, a surface parking lot to the south, and single storey commercial immediately to the west. The site is designated MU(T) Mixed-Use Tsawwassen within the OCP and is currently zoned C-. The Town Centre is well served by public transit with bus stops along 56th Avenue and th served by the 60, 60, 60, 60, 609, C8, C89 bus lines running north/south and east/west. Tsawwassen is relatively flat making it very walkable supported by a network of walking paths and bike lanes that interconnect with the Town Centre. Neighbourhood The Block A project is within a 0 minute walk of parks, including Winskill Park and the entrance to Boundary Bay Regional Park. The Tsawwassen Library and Tsawwassen Arts Centre are adjacent to the project site, with the South Delta community centre just beyond the 0 minute walking radius at 8th Avenue. South Delta Secondary School and Pebble Hill Elementary lie to the south beyond the 0 minute walk radius, with Cliff Drive Elementary School to the west. Medical service clinics exist within the 0 minute walk radius. Full service commercial amenity is available on the Town Centre site, across th Avenue and along the full length of 56th Avenue. Amenity Connection of the Block A project to the future development has been the focus of the ground plane and the public realm s design. A public breezeway that cuts through the mass of the building at the commercial level provides a direct connection and distinct pedestrian entry to the interior heart of the envisioned masterplan. Introduction of a double treed boulevard between 56th and the urban sidewalk re-emphasizes the importance of the pedestrian in the urban movement through the village and adds significant amenity to the experience of arriving at the site via multi-modal transportation. Amenity space, beyond the ground plane has been provided within a rooftop gathering area with an exterior space offering dining area, cooking area, games/ lounge seating and exterior deck with expansive views to the north shore mountains and to the southeast towards Mt. Baker. NEIGHBOURHOOD Context Map The site, Tsawwassen Town Centre, is the major commercial centre of the Tsawwassen community. It contains a number of neighbourhood grocery stores, restaurants, banks and specialty stores that cater to the local population. In its earliest recorded history, the property was a farm owned by the Calvert family who arrived in Tsawwassen in the early 900 s, and also operated a customs office at the corner office of 56th St and the Ave. In 958, the farm was removed to make way for the construction of the Tsawwassen Shopping Centre, where a Safeway store initially occupied (in 965). Currently, Tsawwassen is a mostly low density, residential neighbourhood. To the east of the Town Centre are a small number of single-family residential houses, bordering the Beach Grove Golf Club and Boundary Bay Provincial Park. To the south is Winksill Park, which contains baseball fields, a disc golf course, and soccer fields. To the west of the site are single family residential developments. Commercial activities continue north along both sides of 56th Ave, up to Highway 7.
